Hi All, Haven't been to Ibn Battuta in a while, but is Geant Hypermarket still located here? I checked the Ibn Battuta website, but nothing shows up, hence the question. If someone has been there recently and can let me know for sure that would be great. Thank you.:) The supermarket is still there but it's a Carrefour now.

Will you be continuing to rent the property under the new owner or are you leaving when your contract finishes? I've been in the former situation, and also had agents being completely disrespectful of my time. So I made it clear that viewings could only take place 6-8pm on Tuesdays and 4-6pm on Saturdays. If you're in the latter situation, I really don't see why it should be your problem and I probably wouldn't cooperate in those circumstances. You're certainly not legally obliged to.

Trust me, you don't need any other sources. The rental calculator is the be all and end all for determining rent increases at any stage of the tenancy.

The landlord can increase the rent after the first year, but only in line with the Rental Increase Calculator. http://www.dubailand.gov.ae/English/Pages/Rental-Increase-calculator.aspx The two-year rule you're referring to is very outdated. It was abolished several years ago. Hope this helps

Given that you're her employer and not her mother, I don't see why you feel the need to do anything about it. There's nothing illegal about a grown woman taking the contraceptive pill.

I was about to say the same as Dally. You might physically still have a driving licence but it technically won't be valid as you're no longer a resident. You can be sure the insurance company won't pay out if, God forbid, you have an accident. If I were you, I'd stop driving til you get your visa sorted, or at least get a hire car instead so you're 100% legal.

I can't think of a single reason why anyone would choose to remain as a tourist over becoming a resident. There's also no way that travel insurance will cover you for the circumstances you describe.

Like a few others, I left it too late to vote. My gut feeling is that most people voted out did it on a racist basis – Little ****** Englanders! Also I think those who voted out are living in a dream world, yearning after an England that doesn’t exist anymore. Now with Article 50, we will probably have to wait another year before we know where we stand and with the credit rating, there goes our mortgage. On the other hand, bursting the housing bubble sounds good enough for youngsters trying to buy a house. Perhaps we will start getting tax free green beans from Kenya or cheaper Pinotage from South Africa into Sainburys or Waitrose, not that I care too much about wine. I was in the Remain camp but the reaction from people with views like those above has been embarrassing. Talk about throwing your toys out of the pram!

As others have said, it really doesn't make sense to ship a car all that way, especially one that is 8 years old. I just can't see any financial logic for doing it and you will have to go through a lot of red tape to make it happen. Just sell it and buy one here on arrival. There's a thriving second hand market here and plenty of bargains to be had.

They definitely had a shop in Souk Madinat before. Not sure if it's still there. Also sure I've seen them in the "tourist" shops that are all over the city (like the one next to Waitrose in Marina Mall). Think I might have also seen them in some of the Hallmark shops (Marina Mall, Ibn Battuta, MoE...)

Most of the villas are a long way from any of the hotels, but some are much closer. For example, I know that some of the residents opposite Nasimi Beach have had consistent problems. Your friend needs to find a particular villa she likes and then check it out herself or at least ask the neighbours, because each frond will be different. But I agree with the previous comment - if she wants a quiet, peaceful life then the Palm is probably not the best place for her. If she can afford to live there, she can afford to live in most places!

Definitely not a scam. We've just had them round at our place tonight and we were forewarned by building management that it was all above board. The guy who came to our door could see I was uncomfortable about giving my phone number out so he said (unofficially) I could just make one up as it makes no difference to him lol.

If it was money or clothes or jewellery going missing then I would try to catch her out or search her room for proof but for the things you've mentioned I would just sit down with her and say that I'd noticed my clips, hair freshener etc and her room and could she please buy her own as these weren't things I wanted to share and/or provide. In other words, the "grown-up approach". Some of the other suggestions in this thread are laughable. Hi Ave Marina. At least we are trying to help the lady. It is very difficult luckily not having been through such a situation.. Where is your contribution so we can laugh at that? I'd do exactly what Daza suggested - sit her down and talk to her face to face like a grown adult. She doesn't have to accuse her of anything, just establish a few ground rules. We're not dealing with the crime of the century here so I certainly wouldn't be wasting my time sneaking around, putting cameras up, marking cans of deodorant, or manufacturing scenarios to catch her in the act with my hair clips or chewing gum. You've either got far too much time on your hands or you're struggling to keep this situation in perspective. Feel free to laugh away.

Hello all We have put in an offer on an apartment but the landlord wants to keep bills in their name could that be a problem for us in any way? Yes it could. For a start, you'll need it in your name for Ejari. I'm certainly not saying this is a scam, but it's a tactic that has been used in some previous sub-letting scams and it's not something I'd ever agree to. Ask him the reason why and explain that you'd be much more comfortable having it in your name. For example, if a dispute arises in the future he could simply turn your DEWA off if it stays in his name.

My friend went the legal route, they had what we all thought was a water tight case - guess what? Came down on the side of the LL. Sadly laws which profess to be in favour of tenants, very often aren't. Exactly the same happened to a friend of mine. Still no idea how she lost as the black and white of the law was 100% on her side.

This policy was set in further in stone after the many people left huge debts here and ran and landlords said they still have to pay their mortgages on the house being rented and cannot risk non payment if the tenant decides to run - because running here, unlike the rest of the world, means boarding a plane and leaving to a country where they cannot be brought to justice. Whereas in the rest of the world it means running to a different zip code where they can be caught. Mortgages on buy-to-let properties still have to be paid everywhere else in the world too, but nowhere else do they expect the tenant to take on 100% of the risk. Buying to let is meant to be an inherently risky business, so using the whole mortgage argument as justification for the one cheque system really doesn't wash. Dubai is a very transient region and the vast majority of people here are ex pats. If they lose their job or cannot afford to pay the rent, they can skip. The threat of that is far higher than in other countries. In the UK for example people who flee a property can be found quite easily whereas here if they have skipped they cannot That doesn't mean I agree with the 1 cheque rule :-) I understand all that but it's still not relevant. When tenants flee in the UK, they aren't traced and forced to pay up the entire year's rent. The landlord typically just re-rents the property to someone else. It's all part of the risk of buying to let.

I agree. I actually reserve time each day to delete all the spam SMS's I receive! But I would say it's probably not being sold. Whenever I buy something, they always want my cell phone number. I've started making the number up but from before when I was still a bit naive, I gave the real one and I think that's why ... Oh it's definitely being sold. And the most inexcusable thing about this is that the telecom companies themselves are involved. I know this for a fact because when I switched to Du last year, I started receiving spam before I'd given my number to ANYONE. They can only have possibly got it from Du.

The website can only show the number plate for free. I had considered asking for full picture few years back once, they had advised a cost of aed 50, which must have gone up by now ;) Once you have full picture, you can see full car front view. I don't think in UAE you can duplicate number plates like movies But worth the effort i think:biggrin: You certainly can duplicate number plates here and it happens A LOT. I remember it was getting so common a few years ago that the press picked up on it. Given what has been said in this thread, I'd bet that this is what has happened in this particular case. Definitely pay for the photo!

I am being driven quitely mad here so really hoping someone can help ! I am trying to order a mother's day gift from M&S online . Mum is in the UK so obviously I want to use the UK site . Every time I try to log on it forces me back to the UAE site . I am using an iPad and have turned off location service but to no avail . Has anyone successfully managed to do this yet - I hope so ! Thanks so much in advance I had this exact same issue last week. I ended up taking my business elsewhere. There are plenty of other websites out there that don't make it so ridiculously difficult for their customers to give them money.

You signed up for a flexible 3-month contractso you could move out at short notice once you'd found a cheaper place. Now he's (presumably) found a new tenant willing to play more, you suddenly want the legal protection of a 12-month contract. Sorry, but regardless of what legal loopholes you might be able to exploit, i think you have a moral obligation to leave the apartment at the end of this 3-month period. You can't have it both ways.

I completely agree with you about the shocking value for money offered by Du. But a solution to your Emmerdale fix is to install FilmOn on your iPad and record it directly from ITV in the UK. And it sounds like there's a problem with your Internet speed or router signal because even Du isn't that bad that you can only use one device at a time. Are you in a villa or an apartment? Thanks Ava Marina I do hav Filmon already installed and have managed to catch quite a few of the episodes already. It's just remembering and being at home when it's transmitted that's my problem? I just mentioned your tip about the router/ speed to my husband and he's said that he's checked the speed and our router was quite an expensive one. We've noticed that this issue has occurred since he brought me an IPad Mini from the UK. Strange!!!!!! If you live in a villa, you might need a booster. If you live in an apartment, you might need to change the channel that your WiFi uses. You should definitely be able to use at least 4 or 5 devices at the same time without noticing any problems. Also, you can record on FilmOn so you don't need to be at home when it's on. Although it can be a pain remembering to keep setting it to record.

As with so many things here, this is being handled in such a ham-fisted manner. Why base the price on global averages rather than allow it to float freely? The price of petrol in another country has absolutely nothing to do with the price of petrol here. They're simply replacing one artificial method of pricing with another. There's no sound economic logic behind it whatsoever

Yes, and it's not the only u-turn that has been closed because of the tram. Or more to the point, because some drivers are so stupid that they can't even navigate a signal-controlled u-turn without crashing into one of the slowest forms of public transport known to man. I wouldn't expect these u-turns to be reopened any time soon, if ever.

It's not something i'd ever risk doing again. Did it once with FHS Properties and that turned out to be a scam. Then refused to repeat the same mistake with Max Real Estate, which was a lucky escape as they were also a bunch of crooks. Even with all the right licenses and POAs in place, there is literally nothing stopping the management company from disappearing with your money one day. Both FHS and Max had perfectly solid reputations before their owners vanished. The POA might ultimately protect you from liability or it might not. But one thing for sure is that you'll be in for a whole lot of stress if it all goes wrong. My advice - Avoid like the plague.

Alsa, I was involved in the identical FHS scam a few years ago and the figures involved were exactly the same. In my case, the landlord got his first two cheques but the final two bounced so he lost out on 6 months of rent. To his credit, he took full responsibility for being the one who signed up with the crooks, so he never made any attempts to have me evicted. It was all very amicable and having seen what other people went through, I had a relatively easy ride. In return, I agreed to pay the increase based on the contract being worth AED 100,000 rather than the AED 80,000 I had actually paid as I thought it was unfair for me to insist that the landlord adhered to a rate that had turned out to be fraudulent. That was the right outcome in my situation; the landlord had already suffered enough and there was no need to damage our relationship when he had previously been so reasonable. Did you landlord get the full amount from Max? I guess that would play a huge role in my decision. But ultimately I'd advise you to try to find a compromise as it's no fun living in a place that the owner doesn't want you living in. Edit: Also, while your existing contract is certainly valid, it is between you and Max. However, you are going to be renewing directly with the landlord this time, not with Max. So I'd imagine that counts as a new contract and can be open to the market rate. Again, I'd definitely try to find a compromise rather than insisting on the AED 80,000 figure. <em>edited by Ave Marina on 05/05/2015</em>

Does your policy include agency repair? Most tend not to so make sure you're clear on that before you pursue this any further. It will be stated clearly on the main insurance certificate.

Including one very close to the shop where this took place? Do you think this behaviour is acceptable? I certainly don't. This woman has exposed the child to other people. Urinating in public? Good grief. Use a public toilet. It's perfectly possible to think both actions are wrong. Yes, the mother should have taken the child to a public toilet, but much worse is the certifiable weirdo who then took a photo of it. Both people are in the wrong here, but I know which one I find much more disturbing.

You have to sign up initially with a matching address so they can verify the card. But once that's done you can change the delivery address to whatever you want at the time of actual payment. I have 5 or 6 different delivery addresses stored in my PayPal account.

With drivers coming from many different countries, I'd imagine the risk is just as high when using Dubai Taxi. It must be close to impossible to keep tabs on all convictions from around the world, let alone all arrests that didn't lead to anything.
