Hi Natalia Sorry for the late reply . Glad you are enjoying JGE ! For your maid JGE are intending to organize a weekend shuttle service to and from MOE which will be a great help. I contacted them about it recently and they said that there was a delay to the introduction which is a shame - so it will be there in the future but not much use to you now ! Most of the Filipina maids are out and about in the evenings , They go to the gym at the Clubhouse, walk the golf course or around the communities plus since the new supermarket opened I imagine they will congregate there too . Probably best to tell your helper to just go for a walk in the evening and introduce her self if she feels comfortable ? There is also a bus service from outside Victory Heights that she can use . There are plenty of taxis waiting near the bus stop if it is too far for her to walk home from there . Hope hat helps

Hi We live in JGE and nearly all of the residents in our community have live in maids including us so it should not be a problem . They tend to get together in groups and use car lifts or if not taxis . Hope that helps Enjoy the move , it is a lovely place to live !

I think you are confusing this with membership of the golf club. What I assume the OP is referring to is the mandatory Country Club membership . As I said we live here and are owners . It is definitely AED 10000 per villa .

We live at JGE and the cost is AED 10000 per villa , it allows you membership for two adults , up to 3 children and 1 maid . Not sure iwhy the landlord has to pass on the cost to you. We are owner occupiers . I suppose it comes down to what you can negotiate . Hope that helps.

No problem. It ranges from 2,600 for the lowest month in winter to 5,000 for August . That includes the housing fee . We have the 5 bed Granada , landscaped corner plot with irrigation and a swimming pool with heater /chiller that is used all year round - but no children ! Hope that helps.

Good Morning ! Yes we are still at LTV and love it here . No maintenance issues other than normal wear and tear . Re the approvals , we moved in three years ago and were some of the very first residents of the entire estate so were the Guinea **** back then and the landscaping/ swimming pool documentation requirement was quite tortuous ! Now however it appears things are much easier and more relaxed . We are planning some internal changes / additional glazing to open up the golf course views so can let you know how that goes . Lots of our neighbors have made significant internal structural changes and they all seem to have been approved so I would imagine it isn't too difficult to achieve what you want . Provided you pay the fees -this is Dubai after all ! Anything you need to know just ask . As I say we love it here , it is quite a special place .

Hi We are owner occupiers in LTV , have no children so do not have first hand experience but there are definitely plenty of young children around within the community . They use the parks within LTV and a lot of the villas have their own pools so I presume they would be able to visit friends to use their pools . Part of the S&P is that it is mandatory to be a member of the country club up at the golf club . There are children's facilities there plus swimming pool gym and studio with lots of classes for children . They also organize family events at the club. We love it here but probably biased as we are owners ! If you have any questions I am happy to help .

I am being driven quitely mad here so really hoping someone can help ! I am trying to order a mother's day gift from M&S online . Mum is in the UK so obviously I want to use the UK site . Every time I try to log on it forces me back to the UAE site . I am using an iPad and have turned off location service but to no avail . Has anyone successfully managed to do this yet - I hope so ! There is a jogging track around the complete perimeter of JGE which is 8 kilometres. There are meant to be play parks in each community but we do not have one yet but the park is finished . We have never had any problems with deliveries , getting taxis etc as most people are familiar with the area now . It helped that the big golf tournament , the Race to Dubai , has been here since 2009 so taxis drivers knew if it for years before the villas were handed over. The golf club is the community hub. It also has a country club attached with gym , yoga studios , swimming pool etc. They have lots of events / things for children - movie nights / Halloween parties / Christmas fairs / quiz nights to name a few. Sorry no idea about the school run as we don't have children. It is really easy to get into and out of the community , not much traffic and very good connections via Al Fay road which seems to have been built with growth in mind ! So the only bottle necks will be the one's that everyone faces beyond the community . Outside of rush hour it takes about 20 minutes to MOE and 25 minutes to Dubai Mall so I find it really easy to get around . No problems with the cricket stadium that I have noticed. Just shout if you have any specific questions about the different communities I am happy to help.

Hi Sunsa2 We live in JGE , Lime Tree Valley . We moved in Dec 2013 so we were one of the first few residents ! We own here ( bought off plan in Jan 2007 so had a long wait !) so I maybe biased but none the other areas mentioned really compare. The golf courses are stunning so if you have a golf course view , especially on the Earth Course , it is a lovely back drop. We have a new CEO who joined last year who was MD at Wentworth and you can really see the difference in how the common areas and course are managed. Lime Tree is 121 villas and is c80 % occupied . It is full of young families and children. The other more established areas are Olive Point , Sienna Lakes and Whispering Pines . Flametree ridge is handing over now . Wildflower/ Sundials / Orange Lake are still being finished so no common landscaping yet . I would avoid Orange Lake as the JGE new offices are being built right in front of them so it will be a building site for sometime. Wildflower is progressing fast but still a real building site . The nearest shopping centre is Maisem City Centre , about 5 mins outside the entrance but a local supermarket / restaurant is being built outside the entrance to Wildflower and it will be complete in September this year. It is about 5 /10 minutes walk from Lime Tree Valley. Any questions just let me know and I will try to help !

That is great news and a relief I am sure ! To try to understand the process (can't help wanting to find a logical explanation !) it looks like either there is some breathing space between posting the EOSB and freezing the account or it depends upon whether your employer flags it to the bank by informing them you are leaving or puts a marker on the transfer ? It would be great to find out which one it is if anyone has any insight.

Thanks Sarahlou ! Does anyone have any experience with what happens if you have a mortgage but no loans so hence a secured asset ? You would think that as they already have security that this would be less of a concern for them - but this is Dubai ! Just wondering if they would apply the EOSB and final payments against the outstanding mortgage. Anybody know ? Thanks again

Apologies in advance for jumping on the band wagon but this seems to be a subject that affects a lot of people and yet it is really hard to find any definitive information so I am finding this thread really helpful. If you have an amenable employer and they agree to pay the EOSB by cheque , what is to stop you paying it into your existing current account ? What triggers the freezing of the account ? Is it a marker put on by the company to say it is a final salary transfer ? If so why would a cheque made out to you be a red flag if paid into your account ? Thanks so much.

Sorry , technology and I are not good friends ! I was trying to post a link and failed miserably ! If you search on expat Will's and DIFC you will see a number of articles explaining that DIFC are preparing to register expat Will's from the end of this month. This will mean that common law and not sharia law will be applied for non Muslims. If you have property it is worth waiting for this to be in place. This was the legal advice that we were given. I just keeping the DH propped up until we can get our will registered !

I was hoping this was going to be a well kept secret ! We used to live in Hong Kong so have flown Cathay many times. We often use Cathay to travel to various destinations in Asia including Thailand China and Japan. They are just as good as any other premium airline , definitely have champagne in business class and the lounges at Hong Kong are good as is the airport itself. I always use the saving in cost of a business class flight to any of the final destinations compared to most premium airlines as justification to stay over in Hong Kong as a stop over - still feels like home even after 7 years in Dubai and stints in Singapore and Malaysia. I wouldn't hesitate to fly with them. I can only assume they are so cheap ,relatively ,as a way of encouraging you to stop off in Hong Kong - no hardship !

Hi Rosyapple The documents that we have from DM are the COC issued preconstruction and then the Modification Completion Certificate which references the COC which was issued post completion. Our pool was finished mid April and the certificate was issued mid July following an inspection on the 3rd July. The certificate was sent to our pool contractor and they sent it to me when I requested a copy. It wasn't sent automatically. Hope this helps , feel free to ask if you need anymore information.

Hi Bird We had our pool installed earlier this year and would not be without it. It's an infinity pool and we had a heater / chiller installed so the temperature can be adjusted dependent upon the time of year. It was pleasantly cool throughout the summer and is warm now that the temperature is beginning to drop. To be honest our water bills are not too high and I have not really noticed an increase in the costs relating to the heater chiller which is meant to use less electricity than a heater only. The approvals process was pretty desperate but if you manage your expectations , build in around 3 months , and then three months for the installation , you can remain sane. For us it was worth the pain. We used Silverfox for the installation and now their affiliated company MAK pools for the maintenance and have not experienced any problems so far. The pool was finished in April. I find MAK pools very responsive. Like many things in Dubai the process was not without its angst and discussing with other people going through the same thing on our development there is no perfect company out there. I can say that our swimming pool so far looks great and we have not experienced any issues. The price was comparatively reasonable too. Hope that helps !

Apologies for such an incredibly boring thread ! I am looking for a solution for my helper. He wants to be able to cook outside of the main kitchen so that he does not disturb us with his cooking smells. I have tried in vain to persuade him otherwise but he is just too nice. Anyway my latest solution is to buy him an electric wok which can be set up in our prep kitchen which is for his sole use. Is there anywhere in Dubai that sells these ? I have tried in vain to find in Carrefour et al . Thanks so much for your help.

Exactly ! Also everyone seemed very well behaved ( read merry rather than ill !) so it made for a great atmosphere. There was a wedding party there and the band played some old favourites and they all got up for a group hug/ dance. It brought a tear to my eye - plus no children !

The Ivy is a great fun experience. We were there on Friday and have booked to go again in two weeks time. The food is good but to be honest the atmosphere and staff are what really makes it. The jazz band is fun and creates are very good vibe. On our visit it was a completely mixed age group and balance of groups of friends , couples and extended families. No children though. It just seemed as though everyone was having fun but there was no excess . The staff were the right balance of relaxed and attentive.

We moved in last December so were one of the first few residents. After our previous experience in a new area I was expecting lots of drama. It was surprisingly painless. They recognized the address immediately and arranged to install in 48 hours (I think ) . Whatever, it was the standard installation time from date of order. The Du representative arrived early and we have had no problems at all. We arranged for some extra ports recently when my helper arrived and again it was very quick and painless. Hope that helps.

Hi Nath We live in Lime Tree Valley too. The nearest supermarkets are at Motor City . There is a small Carrefour and a very large Spinneys ( I think it is the largest in Dubai ) which is very well stocked. No parks that I am aware of either but agree about the dates for the new clubhouse and that the temporary clubhouse is ok as well . There seems to be quite a few children around and we were told that there are new residents moving in every week . I think we are around 60 villas occupied so far and growing so hopefully your son will find new friends in the coming months when the weather is better !

Has anyone used The driver or Safer driver ? Did it work out well and is there a standard pricing structure that you can share ie cost per km or is it tailored to the location. DH works in Bur Dubai and we live at Jumeirah Golf Estates. Just wondering if it works out as cost effective if we are going to a restaurant near his office to use this service rather than a return trip in a taxi. Thanks so much

I was going to post this when the expected legislation had been announced.. I spoke to our lawyer yesterday and he advised that there is likely to be an announcement around the 10th October. If it is as expected it will allow for Wills to be registered with the courts at DIFC. This will make the process much quicker and more certain. It will require your Will to be redrafted. If the ruling is made they believe it will take affect from next January. Sorry this is all I know at the moment.

I am assuming we need passports but are there any proof of address documents etc we need ? We are only taking one witness is that okay ? Actually there do seem to be quite a few young children around. It is very much an evolving location and we have seen the population growing noticeably in the last few months. I would say as a very rough estimate our community which was the first to handover is probably about 40 - 50 % occupied. I would say people with children are definitely the norm, they are big villas so I suppose it would be logical that they appeal to families. Hope that helps. Let me know if you need any more info.

Hi Travel5 We own in Lime Tree Valley and have lived here since last December so are true pioneers ! We love it here , it is so peaceful and the views of the golf course from our villa are lovely. I can't really help with the locations you need to get to as we have no children so no school run and my husbands office is in Bur Dubai. For us though given Al Fay Road and it's direct connection to Al Khail getting anywhere is painless. The Spinney's at Motorcity is very good and easy to park even at the weekends. We will also have a new MAF shopping centre just outside the development that is scheduled to open next year. We have no problem getting taxis or receiving deliveries as the location is so easy to find. The golf club will be spectacular when complete. I think it is expected to open in phases so it will only be a partial opening in November. They have been working 24/7 to get it finished in time for the Race to Dubai . Personally I think it will be a stunning community when it is finished ( you will have noticed quite a few communities are in the early / mid stages of construction so it has a way to go yet ) but for us anyway you are not conscious of the construction going on around you because once in the community all you see are complete villas and the golf course all around you. I think you are referring to the fee that is incorporated in the DEWA bills. As you are not paying rent the calculation, instead of 5% of annual rental, was set at 0.5 % of the purchase price. I am not sure if this is how it is currently calculated or if they are using the notional rental value now. Certainly not 5% so don't panic ! As other posters have said outside of the purchase cost and land registration the only difference in renting v buying is you pay directly the developers service charge. As a cost per sq foot these tend to be significantly lower for villas than apartments. We pay AED 7 per sq foot and as it is a new development this is expected to decrease as economies of scale kick in.

Happy Hour at City Space , bar on the 71st Floor of the Swissotel Stamford. The views over Singapore , Malaysia and Indonesia are just magical. The zoo ( I am really not a zoo person !) is lovely as are the botanical gardens - although the humidity can make it a bit of an ordeal ! The National Museum is also fun and the restaurant there is really good. I also like to go to the Lobby Lounge of the Shangri La and drink prosecco from the really tall champagne glasses. Living in Dubai we can become a bit jaded when it comes to 5 star hotels but for me the Shangri La which is set in a very lush tropical residential area has a real colonial style charm.

My DH's pro is going to immigration today to request the extension. He is concerned however that the usual rule is it needs to be extended at least 3 days prior to the expiry date. As it expires tomorrow we will not meet this criteria. Has anybody managed to get the extension within the three day window ? Thanks in advance

Totally agree about Careem. I use them at least two times a week during the day and at popular times in the evening and have never had a problem. They usually arrive around 15 minutes from the time that I book , good quality clean cars , always know where they are going , cannot fault them. I love the app that you can trace where they are when they are enroute. I also do not find them expensive.

We are just about to exchange contracts on a property in the UK and I share your pain ! So much more onerous than we last bought property in 2012 . I am not sure if this would work for you but we went to the offices of our relationship manager here in Dubai and she stamped and signed the passport copies for us. We used DEWA and Du bills as proof of residential address which I downloaded from the internet. They accepted them as originals. I have needed to call on our relationship manager in Jersey quite heavily however for the sake of my sanity !

Thanks to you all for your responses ! Possibly being a bit pedantic but as the mattress toppers are meant to stretch over the mattress they will need to be larger than the 200 by 200 mm mattress. The One mattress toppers are definitely too small , are the Home Centre ones sold by mattress size or by actual size ?

I have tried the lady care magnets - I lasted 4 days but felt utterly exhausted. It could have related to something else but my sister felt similarly drained. Did anyone else experience this and if so did it get better ? I wondered if it was just your body reacting to it initially before things settled down ?

No shops are planned. There will be a new shopping mall just outside the estate next year but for food shopping we use Motorcity or sometimes Springs town centre.which are a 10 minute drive. The number of residents are slowly building but still very few of us ! I am not aware of any groups. When the clubhouse opens all residents ( your landlord will have to pay to join ) will become leisure club residents. It is mandatory as an owner to join so it should come as part of your rental. There will be swimming pools , spa , signature restaurants then. If you drive up tonight take the road signposted to the golf club and you can see it under construction. It is all quite large villas 4- 6 bedroom , apart from Whispering Pines which are 3 to 4 bedrooms , so I imagine there will be a number of families living here eventually . There is a jogging track right around the perimeter of the estate. My husband walked the circumference a few months ago and came home and collapsed in a heap - so plenty of places to walk !

Hi Conster We live in JGE , is there anything specific that you want to know ? As an overview there are 13 communities with different developers , some developers have more than one community. The four communities that are being / have been handed over are Lime Tree Valley , Whispering Pines , Olive Point and Sienna Lakes. I think Flanetree Ridge is next for handover. I believe that most of the remaining communities are planning to handover in Q3/Q4 this year. The clubhouse looks like it will be stunning and is scheduled to open in November. This is timed for the golf tournament , the Race to Dubai finale , that takes place at the end of November. I think the re is quite a lot of pressure from the tournament organisers and the fact that the event is televised all over the world to be complete in time for the event. As a consequence of its current stage of completion and the fact that is is not so well known apart from the golf course you will find that the rental values are much lower than they will be next year when things are more established so could be a good time to move in. If you want to come and do a recce you could tell the security guard that you are going to the golf club - the temporary clubhouse is open to non members for lunch/ dinner drinks etc. All of the completed developments now have security guards so you will not be able to drive into the individual communities but you could drive around the perimeter road to get a feel for the place. They also some to do a lot of open days so that would be another way to get access. Hope this helps Just let me know if you have any questions.

Hi Ariel We were in Thailand in March and had no need to organise a visa in advance. We have a villa there and so travel to Bangkok at least twice a year.. You just present your passport at immigration as normal. My husband and I are both British passport holders. Hope that helps.

Exactly - especially as it was non refundable oops ! We will spend the day in our pool knee deep in bubbly and have a hideously expensive stay somewhere in London when we are home next month ! Then there is always Thursday night , Friday night ,,.. Hmm not all bad then !
