I don't think it's unusual to do this - especially if you've already had a glass of wine or your DH is not there, housemaid is off and the kids are in bed.....I've paid the restaurant over the phone and asked the restaurant to put the dinner in a taxi and pay the taxi when it gets there - works fine.

Virtually all the restaurants welcome kids as they are all part of the hotel complex - not sure how old your niece is but most places offer kids menus. One of my favouritesis La Verandah at the Jumeirah Beach Hotel - good pizzas and pasta and the best view of the Burj al Arab right on the beach. Go West is also great at JBH.

They used to be in the entertainer books and we booked them with guests all the time but not in the ones this year! I was gobsmacked at the prices. When I spoke to the office and realised that the entertainer voucher wasn't available I asked if there were other offers and back in Feb they were doing a deal if you paid with a particular credit card (can't remember which one) it wasn't on their website so it's worth calling the office and asking if there are any offers you can take advantage of.

We used to live here before and our landlord paid to have the 'hair plug' style grass put in, it didnt take well at all so we paid to re do it ourselves and it worked really well. We put it down to the time of year because it was getting really hot when the landlord did it. This garden is quite a bit bigger than our last one which is why we are looking to do it cheap! Great idea's Quizzme, love the sand area! We have a trampoline coming over and would def like to get swings and/or slide so that sounds perfect and would take up quite a chunk of area! Thanks for the other advice and suggestions :o) Quizzme's garden is really fab!

to protect yourselves, I would urge you to get a new contract drawn up naming the new LL. It could be written so as to only take you to the end of the current lease, but then it formalises all the changing hands. The deposit is your money, so when your LL terminates his contract with you (either by it being the end of the contract or active termination, even due to sale of the property) then he should return your deposit [i'>to you[/i'>, not to anyone else. Without having a tenancy contract with the new LL named, if anything were to go wrong, you would have left yourselves open to very little recourse. If the new LL has any sense, he'd be asking for the same. that's what I thought - presumably the old ll should return deposit to his tenants and the new one do a new contract with a new deposit...... exactly. Clear and simple so that everyone knows where they stand and everything is above board. The current LL should also return any rent that he hasn't actually earned, along with any uncashed rent cheques and a new set should be written out to the new LL... none of this "oh, we've come to an agreement" business. The last thing the tenant wants is to face eviction or have to pay double rent because the former LL has cashed the cheques but not handed the cash over to the new LL, who actually could evict them anyway because there's no tenancy contract between them... Is there anything available with a pool in AR for 150k, though? (Don't know current prices, but when we were looking, we couldn't find anything there at that price.) They do come up but few and far between as the community pools are so nice that not many of the smaller villas have their own pools but some do.....

I spoke to RERA this morning to clarify TEL 04 2221112 Sara quote _ " the LL has the right to give 90days notice at any time during the Tenancy Contract Term , as long as it is himself,herself or immediate family - daughter, son, Mother, Father moving into the property- he can also give 90days notice if he plans to sell the property and wants an empty apartment to transfer" He/she can give 90 days notice after 1 day of the start of your tenancy contract. He must refund all monies paid in advance - The best point of reference is RERA - they set the rules for tenancy/LL relationships. On the other foot - you also have the right to give 90 days notice if you want to leave prior to the end of your term- altough this cannot be for convienience ie you hate lakes and want to move to springs...this can only be done through changes in work circumstances(loss of earning) or relocation of work outside of Dubai Interesting it says apartment because this is not the case for a family villa........they are perfectly free to sell the property but with tenants in situ...... I think LL all try this on - many win but in the process they often change their story and instead of moving in it changes to selling - when it gets like this and you smell a rat the 1 year notice rule applies...... I know because I've been there, seen it, and done it.... but..... as with everything here it will depend on who your LL is........

We are in identical situation, moving from UK in June, DH working in Jebel Ali, same age, no children, dogs to consider. DH looked at all the areas mentioned, but eventually have settled on Arabian Ranches, mainly because the facilities are up and running, its well maintained and it offers the best options for walking the dogs. A private pool would be lovely but out of our budget at AR and in the end the above factors were more important to us. Hope this helps. Have you started the dog import process yet, our dogs had their rabies jab yesterday , and vet is filing in forms for us. A bit worried about shipping the dogs in the height of the heat though. Good Luck with your move you'll love AR with your dogs. June will be OK - we shipped our cat over in august and she was absolutely fine. It's worth paying for a clearing company Dubai end so they are not hanging around the airport for too long - we used alison at the Dubai Doghouse - she even brought our cat to our villa door - she was superb and she was in the villa very quickly after landing in Dubai as Alison has all the ocntacts at the airport and knows who to deal with - I have heard it can take hours if you do it yourself and for not a lot extra we are really glad we got it all sorted by her. Where in the UK are you moving from? Im in the UK at the moment flying back today and the weather has been absolutely gorgeous.

The LL is actually being quite good about it and informed us that he wanted to sell. I know he really made a loss on this property and just wants out. I don't think he will have the time to sell before the end of the contract but can't he still kick us out anyway? Ummmmm I think he can if you have a non renewable lease.......take it to the rent committee and ask them to look at the lease. you can only take a case to rental committee if you or your landlord has registered the tenancy contract with Ejari/RERA .. otherwise they are not interested and will throw it out .. that's if you file a case but you can take your lease to the rent committee and have them check over it and ask them questions without your tenancy being registered. They can check to see if the tenancy is registered by your LL. this is what I've done a couple of times now when our LLs have tried it on.....

It was an unfair deal and it did leave a very bad taste in our mouth so to speak. At the same time, it also wasn't fair to the tenant who was caught in the middle of it all. And this was back in 2006 when there was a heated battle for properties and shady deals and greed. that's a complete nightmare - what a dirty dealer he was......

As there are some property people on here I have a question that I have no clue what the answer is. Your landlord contacts you to let you know that he has sold his property. At the end of your tenancy period who gives you back your deposit?...is this taken into account in the sale documents? Do you need to meet the new landlord to re-sign a lease with him as he is the new owner. Has anyone done this? I had no clue how to answer this one!

We are kind of facing the same problem. We moved into our villa last June and we have a 1 year, non renewable contract which by the way also states that if we wish to renew, we have to give minimum 2 months notice. We have just sent a registered letter to the landlord stating that we wish to renew. The thing is the LL wants to sell the villa and we have had a few visitors in the past weeks to view the property. If the LL sells it, what are our rights? I mean, we haven't been there even a year. We did all the landscaping, paid agency fees, took care of the place and now we might have to leave after only one year. If anyone can help or advise, that would be great. Sorry to highjack the thread. It's a tricky one as you signed a non renewable lease so technically you have to leave. I hope your rent reflected that you were doing the landscaping. He is free to sell with tenants and it will be up to the new owner if they wish you to remain in the property. To be honest will he sell and complete in 2 months????? If not he will probably renew for another year non renewable and sell during that year.

Years ago we had purchased a villa with the intent to live in it. However, the owner of the villa at the time did a backdoor deal and rented the property out while it was in escrow and there was nothing we could do about it. At the time we were told that we had to let the tenant keep the property for 1 year but we were to give notice to them from the get go that we were taking possession of the villa after 1 year to live in it. HOWEVER, after the 1 year, the tenant took us to the rent committee and told us under no certain terms that regardless of the backdoor deal with the tenant and previous owner, we had ZERO rights to our villa for 3 years. We were allowed to raise the rent 10% at the time which was fruitless because we also had to pay the rent committee case they had filed. After the 2nd year of ownership we decided enough was enough as we were paying rent and a mortage and the previous owner rented the villa for 85000dhs at them time which was way under the rent at the time of purchase so we were paying out way too much so we decided to sell the villa. The tenant Again took us to the rent commitee to fight us selling it as he seemed to feel we were just trying to oust him before his 3 years. We told them no we were just flat selling it because our rent and our mortgage were costing us almost 20,000dhs a month. So unless you know your LL's financial situation, maybe he really does intend to live in it due to financial issues that are beyond his control. I have been on both sides of being a renter and an owner and its not an easy situation. And after this ordeal we were absolutely positive we would never ever purchase property in Dubai again. edited by bornconfused on 13/04/2011 It's a shame these things are not so clear to buyers and renters. This is propbably why you should never buy with a tenant in. Looke at the whole Lakes thing when that all kicked off - so many people bought the villas and could not move in and ended up paying their mortgages on their new homes but were not allowed to kick the tenants out. It's very unfair for all parties I agree. I wonder if those people are still in that property. I have to say that if I had had my extra year and you had bought there was no way that I would go to the Rent committee - I would think I would not win........Hope you've got a nice place now.

BB it was the same in Dubai and still is - many (not all) try it on....... We were told by the rent committee that if everyone filed a case it would help to curb this having to pay more to stay when legally you don't have to......it's a pain in the bottom but it was worth it - it meant that we could save that money in our own pockets rather than share with an unscrupulous LL. Just as an aside......when we took our first LL to the rent committee court he was told that this was not his problem. He said he wanted to move in. the judge asked him where he was living at the time and he said a rented villa and that his LL wanted to move in - so the judge told him - 'bring your LL here then - these people must stay in your villa for up to 3 years! They are trying very hard at the rent committee to let people stay in villas for up to 3 years - especially for families as they know how distruptive moving every year is and this is why the law came out so that people would be able to at least stay in one property for a minimum of 2 years at the same rent.......

as far as i remember the landlord needs to give you a years notice if he wants to move in himself and its only immediate family so 10th cousin cannot. and thats at the end of your contract period so if he does it 6 months in, then you have the 6 months to finish and then another year so i believe. if you want to move out because you can find property cheaper then you have to give 90 days notice of not renewing the contract. Yep that's absolutely correct - I might have misread your note.... Definitely a years notice to move in from the end of your contract period so - he has to give you an extra year from now....... and yes - 90 days notice to quit. Again - yes you are right - if he gives notice at 6 months into your contract you then have 18 months left of your contract.......

Best places for you to consider living are: Arabian Ranches Easy for airport and easy for Jafza Best place for dogs imo - great area of desert 5 mins up the road for dogs to have loads of fun. The Villa Lovely new community. Best for the airport run not too bad for Jafza Victory Heights Beautiful new community - Better for Jafza but easy for airport. Green Community at Motor City Lovely - just next to Arabian Ranches Green Community Close to Jafza and not too bad for airport run. Having lived in the Emirates Living area (which is lovely) I would not go back there now (we are in Arabian Ranches) and for my DH it's far easier for the airport - and it's far better for a dog owner - there are so many dogs here and lovely walks through the whole development. And......no roadworks like in Emirates Living.

Thank you all for the responses. I spoke to RERA this morning, they told me I had to speak to Dubai Municipality, spoke to them and they gave be a number I think for Al An (SP?).... so I haven't got a clue but the number was 800 4888. Just an answer service. Where/who told you that the LL has to give a years notice, seems an awful long notice period. this is abu dhabi law which may be slightly different, but they had to give you a years notice to move in themselves its 90 days if they dont want to renew the contract again. i would say that with the landscaping take it all with you, as they will believe that they can get a better rent now. sorry BB2 but this is not correct - we are in Dubai and it's most definitely a years notice on the first year renewal.....

It absolutely IS one years notice to move in. If you have only been in the property for 1 year you have rights. He will be told that if he intended to move in he should not have put the property on the rental market. He has to give you one years notice to move in and if he doesn't move in himself he has to pay you compensation and that can be as much as a years rental!!! I am right - this has happened to us twice - the first time we filed a case with the rent committee and we went to the court and our first LL was told in no uncertain terms that we should be allowed to stay in the property for up to 3 years and that the first year renewal is at no increase in rent. Our LL could not believe that they told him this and he had to pay for the court case as we won and this was taken off his rent so for his 2nd year he got less rent for being such a twit. It also happened to us last year after we had been in our villa for one year. We went to the rent committee with our lease (it is a one year renewable lease) and they told us the same. We did not file a case this time as we knew our rights and met with our LL. He was flabbergasted as he owns quite a few properties and - to be fair to him - he did think he could do that....... He wanted to sell the property (that was his story) but we were told he is free to sell his property but he should sell with us as tenants.........he did not sell then and renewed with no problems. If you have done the landscaping yourselves this just strengthens your case. Please check your lease and make sure it's the standard one year renewable........if you have signed a one year NON RENEWABLE then this is very different and you will have to leave........but.....if the LL is saying he wants to move in it sounds like it's a renewable with an ill informed LL. I am back in Dubai later today - feel free to call me tomorrow and I can share my rent committee experiences! They are fair. I have a friend who has filed their case with RC at the moment so can tell you the up to date stuff. But to be honest - things don't seem to have changed since we went there last year. And remember - he might change the story to selling - he can do that - issue you with a years notice and sell with tenants....... please please make sure that you get everything in writing from him - do not enter into any phone conversations - keep everything polite and in writing. If you have sent notice to renew to him do you have proof that he received it. If not, I would re-send with a note saying after our recent conversation this is to confirm that we do wish to renew and send it by courier with a signature for receipt...... Oh these are the joys of rental here - don't panic!

Everyone will now give their opinions, suggestions and recommendations on this thread and confuse the poor girl....whereas if she had a definitive guide she could refer to, which was written by people who actually live through Ramadan year in / year out then that would be priceless I don't see how it can be definitive though. Don't get me wrong a guide is great but I know many people who love being in Dubai for Ramadan and others who absolutely hate it. I just can't see how a guide can be so definitive on something that people feel so very different about. I'm in the I love Ramadan camp for example! edited by Clairehdp on 12/04/2011 Its not a guide about whether you love or hate it...its a guide about what you can and can't do, where you can go, where you can't go, what is open and what is closed etc Oh ok so it will need to be updated all the time as new places put up their screens and start serving food behind curtains! Ew is always really useful in Ramadan as the coffee ladies search out places that are open. Each day someone comes on here with a new find and with instructions how to get there! My favourite is the cafe at the organic supermarket where it looks all closed up but if you go behind the meat counter you can get in through the curtain !! Good luck with you guide/seminar sounds a good plan and I'm sure people on here can report on new findings for you.

Surely it doesn't really matter where you go with a two year old so long as they have a high chair ! trying to contain and 2 1/2 year old in a highchair is like trying to untangle an octopus from a net! 2 1/2 year olds are also far to old and big for highchairs and if you restrain them they tend to scream I thought exactly the same - there's no way I'd put a 2+ yr old in a high chair.

There is a ranches ladies group if you search on google it should come up they meet at the golf club. There are classes at the golf club too. There's a lady in the ranches, Abda who does amazing indian cooking classes do a search on here and her name will come up. Hth

Hi Sugarbeach - thanks for the heads up! That's why I was sticking with Better Homes as someone had said they were the best out there albeit with prices to match but take on board what you're saying. I have to work with real estate agents every day and I hate to break it to you but BH are terrible, they want their commission when you pay the security deposit on a place and then don't give a monkey's wotsits any more! Find Rachel 07's place on Dubizzle - that sounds a great deal to me, and JLT is getting better by the day - more shops/restaurants opening and the metro has made a big difference to the accessibility! Ooooh i agree cp about betterhomes i'm surprised they can use that name i could think of a far more appropriate name!!!!! If you can find a good agent its better to stick with that one and let them work for you. Most (not bettrrhomes though) work on split commission so you work with your preferred real estate person and they take you to view properties they have found for you and if the property is not on their books they split the commission with the company who has the prooerty on their books. It means you are not phoning and having to deal with so many different agents. Finding that one great agent is the key to stressfree hunting. I cant recommend an agent now i'm afraid as the 4 i knew are no longer working in real estate but they do exist perhaps people on here can recommend individuals to you. I woud definitely look at jlt with your budget ome of the towers ive been in are really nce and ive nit had any problems with traffic there.

There are some truly beautiful places to stay its worth having a good search as some of the bed and breakfasts can be amazing but some can be dire as you say. I would stay in one of these They have 2 properties click on the other tab at the top to see the other one. Can you set up some playdates before she starts school so not all the faces will be new. We did that - not sure how much it helped my little boy as he is fearless but it helped others and it was lovely to know some of the mums before starting a new school. I would also start alking about how exciting big school is going to be and start getting little things as special treats for school like a special pencil case some soecial rubbers, pemcil sharpener etc. With regards to mssing daddy i think this comes with getting older and realising more that hes not there. Id be wary of settimg up that your dh calls every night because what happens because of time zones and flight times when he cant call. My dh travels loads and always has and we never did anything set so as not to upset the kids if he couldnt stick to the plan. What was realy funny for me was after a while if daddy using skype to talk to the kids one night my little girl came over to my laptoo and kissed the screen and then proceededto shout out ' night night daddy' when there was no repky she shouted it even louder! When i asked her what she was doing she said she was saying goodnight to daddy as he lives in the laotop every now and then!!!!! That was pretty useful so when e couldnt get to call them after that theyd both say good night to my laptop!!!!! Do whatever works for you but fr us no structure because of time zones etc worked a treat!!!!! <em>edited by Clairehdp on 10/04/2011</em>

It depends what you need from the seat . We had the maxi cosi priori seats as i loved the seat belt tensioner a nd the easy clip to but the seat into a recline so if the little one had dozed off you can reach back and pull the lever and the seat would recline for a more comfortable snooze. Go onto the website and take a look at all the specs and then decide whays important for you. We did not want isofix as our car had a different fixing. They were fantastic seats.

Simpleas i would buy the book yourself (we dint get our guests to buy it we just share the vouchers so we all save money. It has soooooooo many coffee shops and fast food places and ice cream pkaces we find when we are dashing around with guests that we use those alot. Pkus i tend to pkan a day for them to go off on their own and give them relevant vouchers for their day it makes a huge difference to the ost.

Grand Hyatt (nr Wafi) apparently has a waterpark attached It's just a kids water play area with some squirty things and a slide - not really a waterpark but it's fab for little ones!

Hilton resort and spa ras al khaimah has that in the kids club pool - it's fab. I think the Hilton Al Ain does too but check with them.

It's worth getting the Entertainer book if you have a load of visitors over. The family one is fantastic.

I took my little girl there the other day as her front tooth was ready to come out and was lying sideways but i was too squeemish to pull it out for her - the lady dentist was lovely but when i went to pay i nearly passed out - they charged over 700 dhs!!! Wished id been braver!!!! It seems that whoever and whatever they charge a one- off 500 dhs new patient fee - never been to a dentist here before so not sure if that is usual over here but i told them they should mske that clear when someone cslls to make an appointment. In future when my little girls baby teeth fall out i will tell her to pull it herself,save myself all that money and get the fairy to leave her a bit extra. Seriously i left there thinking ill never go back there again.....but......the lady dentist was nice and gentke. I'm just still shocked at how much they charge we will still continue to have our dental checks with our family dentist in the uk - even privately its much cheaper than the ar dentist. <em>edited by Clairehdp on 07/04/2011</em>

Tarti: you know that map youre bringing to the quaffing session when you get here? hubby appalled with my geographical confusion...he informs me that we have spent a lot of time in your Alps, as thats where he does his climbing. ooops. Oooh, please miss, am I allowed to meet Tarti at this quaffing session, please, please? I can bring the tete de moine shaver and maybe even some monk's head, as well as my GPS so we can do a ritual disembowelling of it whilst looking for the Alps :) I think arohadxb is referring to the northern Yorkshire pud and tartiflette scoffing and quaffing evening at mine that she is coming to with Janesul and yorkie pud! Simpleas you might want to start up an orienteering quaffing night then these new ladies will be sooooooo busy when they arrive! I'm not a map and gps girl I just wing it and enjoy getting lost!!!! Still not got together will call when I'm back from Uk and kids are back at school.
