sarahlou123, you responded to an earlier thread of mine and said you were making your place available for viewings by the landlord. Was this written into your tenancy agreement? Just wondering how it compares with desertrose83's contract for 48 hours notice. Perhaps it is something I need to write into my tenancy agreement so that when his lease is up in July I can make the amendment and have him agree to it. Knowing my luck he can probably refuse to accept the amendment.

How was the notice served? Was it done legally and not just by email? As he can use that against you unfortunately. I also thought it would run at the same time of the lease too I am being given 12 months when my current lease expires in May 2013 The OP says his lease is up in July and yet he is due to move out in October? I thought that too, but I have heard of people having different dates. Don't see how that actually works though, unless the OP has done it for a reason. Someone did tell me though that this can't happen, so I'll pass on the correct answer. edited by Geordie expat on 16/02/2014 RC told me from end of lease and that is what my LL is going by I have had people viewing for the last 2 weeks and 5 people through the apartment yesterday! That was what I had heard too, which was why I queried the way the notice had been served? Perhaps the Dubai property laws have changed again, they're so confusing. From what I understood a landlord could issue 12 months notice at anytime, it didn't' need to coincide with the end of a lease/renewal. <em>edited by Moi on 16/02/2014</em>

Hi gordie expat. The notice was served via registered Australian post to his work place. This was his only address with a PO box. Because I am not in Dubai I was unable to serve the notice via the notary.

Thanks sarahlou123. I'll check with my real estate agent about the 48 the notice/ every 4 week's in regards to inspections. She may be able to help.

Notice was served last year and the 12 month period will be up in October this year. His lease expires in July but he will not respond to my request whether he will vacate the property in July, October or whether he will fight to stay on indefinitely. He has informed the agent that it is his home because his children were born there and he is the owner of a real estate company, so my guess is that he will refuse to leave and I'll have a real 'cat fight' on my hands.

The property is on the market for sale but he is also refusing to allow my real estate agent to show any potential buyers inside.

Thanks so much for your response sarahlou123. I haven't had any success in finding any legal evidence that anyone other than myself as the owner can gain access. Seeing that I am living in Australia, it is impossible for me to inspect the apartment :-(

Would I have the option for both parties to sign the lease as a "non-renewable" lease which would allow me to put the property back on the market after the 12 month period? If not, then how do I EVER get the tenants to vacate my property? Am I stuck with them year after year paying low rent unless I want to live in the propery myself or sell it, which I'm unable to do for the next 10+ years thanks to the damage done by the global financial crisis.

I have taken my kids there, aged 1, 2 & 5 and they loved it. Older children would have a great time there too. But be warned that although the water park is new, it is already looking dated and in need of repair. Further to this all three of my kids developed conjunctivitis the day after visiting Ice Land. The water temperature was too warm and I could see green algae growing under the slides in the kiddies area!!!

We have 3 children aged 5, 2 and 1 and they all sit in car seats across the back of our car. Our car is a Mercedes ML320 and has an extra 2 folding seats in the rear. We are currently advertising it for sale because we are moving back to Australia on 21st July. It is 2001 model but has only 122,000km which is low for it's age. We are the second owners of the car, the previous owner was an American lady. We currently have it advertised for 36,000 AED but this is negotiable. If you are at all interested I can be contacted on 0501592126. The vehicle is fully serviced, registered until January 2012 and has recently had 4 new tyres fitted and new suspension.

Hi, I hava a nanny who I am trying to find a new job for. However, she may be close to accepting an offer. She is absolutely brilliant with my children aged 4, 2 and 8 months. We found her through Majestic Nannies so all her background searches 'checked-out' and she has been with us since September 2007. I currently have a full time phillipino maid, but unfortunatley we will not be able to renew her sponsorship which expires 5th February 2011. She has been employed with us for more than 3 years and has been fantastic with my three children aged 4, 2 and 8 months. During her employment with us she has not been a 'live-in maid' but she is willing to live in, or out in her next job. We initially employed her through the agency 'Majestic Nannies' but I'm not sure if they still exist. Just as a footnote, one of her past employers was a crown prince of Saudi Arabia.
