When you buy a property here, it includes the tenancy contract if tenanted. We bought a property with a tenant in it, and by law, we have to honor that contract until its expiry. As Nikki said, if he wanted a "market rate", then he should have bought a vacant property. So it is illegal for him to change the T&Cs until 90 days prior for the next renewal with the appropriate increase according to RERA calculator. So stand your ground.

Inform your landlord as soon as you have the exact date to vacate the property. Check your tenancy contract, the standard penalty is 2 months' rent for terminating the lease early as per RERA, so the landlord should refund you the remaining balance plus security deposit (see if you need to repaint) unless you have a prior agreement to get full refund if you are able to get someone else to take your place. Ideally you should plan to be around for a couple more days after you vacate in order to settle all other last minute issues as well as the final bills with DEWA which you need to present the receipt to the landlord in order to get your rental security deposit. As previously suggested, transfer all your funds out of your bank accounts and close them. Clear all your loans if you have them and get clearance certificates as proof as well as to take back all the blank cheques you had submitted. Good luck with your relocation!

You can definitely get mortgage loans on off-plan properties, although the regulations on obtaining loans are a lot more stringent now. Depending on which type you get, standard vs Islamic mortgage, you payments will defer from the predicted handover vs actual handover dates. As the other posters have pointed out, often the actual handover may not be what they promised, and you may end up with a huge monthly bill while your "property" still sits in the sand lot. From personal experience, I would never ever buy off-plan properties here again. You have very little recourse if something goes wrong ie delivery date, quality issues, change of design etc (unless you have the time, money, and mental stamina). As for getting the loans, you could either go with the one-stop shops and see what banks they work with or call up each bank yourself to find out what they have to offer. Remember, everything is negotiable. :D Good luck!

I have the similar prob with my s4. Its a touch wiz virus which pops up everytime. Also my data stops working and need to restart my device like 10 times a day :| Will AVG work for that too or anything else I can do to fix it other than formatting.. dont wana loose all my data on the phone.. :( You won't have to lose your data when formatting. There should be two options, one is factory data reset and the other is to have a "clean up" without losing the data. My Sony has these two options, but my LG doesn't. But to be safe, just back up ALL your data onto your SD card (which you need to do regularly anyways) and onto your computer if you want to be double safe, then do a factory reset. You will have to reinstall the apps that you want. Try to remember which app that you recently installed that causes your phone to freeze like that. AVG will screen for virus, I believe the free version does not have anti-spyware or malware. You also have to be careful what apps you download. HTH.

Morning ladies Apparently this morning find my phone picked up a virus called "Tapsnake" from my understanding I always thought smart phones automatically updates and clears any viruses or notifies you before entering a site. Is there an app for virus protection on Android? TIA This is a fake virus alert. Do not click on the link to download whatever software it offers to remove this threat. Go to your playstore and look up AVG. Download this software instead, and then do a scan of your phone with it. Once registered, the AVG will also be able to locate/shout/wipe off data in the event you lost your phone. Give it a try. Cheers!:D

Im about to go through this whole process (only to move into the flat across the hall!). Can someone please tell me what day I should request the Final Bill? Our final lease day and walk through is on 24 July in the afternoon. Am I to go to DEWA that morning then for final bill? I stopped by today and the guy told me something about 2 days prior but the information wasnt clear (despite several follow up questions!). Any step by step and timeline help would be much appreciated! :) If you would like to present your DEWA final bill receipt at the time of this move out inspection, you will need to request for disconnection 48 hours before and settle the final bill so you can present it. Unless you are planning to be in your apartment up until the move out inspection, then you might want to wait until the day you move out, and submit the receipt later for your security deposit refund. I think this smell problem could stem from difference sources, so will need to check everything as it is a diagnosis of exclusion. Getting a exhaust fan is definitely not a permanent solution IMO. I had the same problem with ours, it really smelled like a hundred people did their business in there for weeks and never cleaned up! The strange thing was the smell came and gone, but the patent was usually during "peak hours" when everyone in the building was either getting ready for work or bed. I was so disgusted and was raising a stink (no pun intended), it couldn't be good for our health to keep smelling that stench that seemed to get worse. They had checked and checked (I was blaming them for their improper sewage system, the floor drain lids, the reverse backflow issues etc), and after many visits, finally one engineer from the maintenance team took the toilet apart, and found the rubber seal, o-ring and the corrugated connector (of inferior quality) was not installed properly and therefore cracked. So what happened was during heavy usage there would be some spillage/leak outside of the pipe onto the floor (you can't see it but you can definitely smell it!). Once that was fixed....voila! no more smell. It happened again with a different bathroom, and they took the toilet apart and changed the connecter and rubber ring, and problem solved! I hope yours is as simple as taking the toilet apart and replace the rubber seals to keep the smell away. A friend of mine had a smell problem from the bathroom which they isolated it to be from the shower stall drain hole and eventually found that a section of the draining pipe was blocked by cement, so they had to cut and replace the pipe from the apartment below which took forever to gain permission. We are not sure yet where to live husband will work in Sharjah but I'm going to home alone so feel dubai might be more fun Have looked at downtown and the marina, are they good places to live ? If your DH works in Sharjah, I would not recommend living in Dubai Marina. The commute will eat into his free time as well as his sanity. There are some nice area in Sharjah as well, and not difficult to make friends via coffee mornings and through other organizations. IMO, Sharjah offers cheaper rent and no housing fee/tax, and your DH will spend less time on the road and money on tolls. I would suggest not ruling out Sharjah all together. As for furnished or unfurnished, it depends on how long you plan to stay and whether your company will foot the mover's bill. Some came with just a few suitcases and others like me brought everything (too costly to store long term, and too little time left to sell). Glad I brought everything though as back then, not that many furniture stores like now. It can be fun and cost effective if you are not in a hurry to get all the furniture you need and willing to wait for sales, but it is quite stressful (especially if you are budget conscious) to try to furnish the whole apartment/villa within a limited time frame. Just dealing with the sales people (or Dubizzle for used furniture) can be really exhausting :D Best of luck in your move!

The last time we went over 2? years ago (not sure exactly but felt like yesterday), it was very safe. We drove over 2000km in our entire trip from Port Elizabeth through the Garden Route to Cape Town, and then through the vineyard/northern route ie Franschhoek to Oudtshoorn etc to get back to P.E. Besides practicing and observing the usual common sense and safety precaution, we never felt unsafe. We drove everywhere, even through some unknown/unpaved roads and into tiny township. In fact we fell in love with S.A, the scenery, food and the people, we are making our second trip there again in September. Will let you know if we feel differently :-) I am sure the other posters here will give you a more updated outlook regarding your concern.

I am travelling to the US in the next few days for business and have applied online for this short term US visa. i have a british passport. I paid i think $20 or something like that. Didnt get any print out. When i get to passport control, assuming it will already be in their system? Has anyone else done this? Helped a friend with this. It was quick and got a "confirmation" within a few hours. Thank goodness had the printout ready as check in desk at the airport wanted to see the confirmation before they issued the boarding pass.

If you are on a budget, no time constraint and have just one luggage, the easiest and cheaper option is take the metro from the terminal and buy a single trip ride all the way to the end of the red line - Jebel Ali station. From there, take a taxi to AD, assuming you are not traveling in the middle of the night when the metro has stopped running.

I am blaming myself as sometimes we take a whole day to fill the dishwasher then just run it at night, so I suppose they are attracted in, but I don't know any other way to make efficient use of the appliance? I swear by Dupont Advion cockroach gel bait. (disclaimer: I have no financial incentives in this company :D) They are not illegal, unlike those dangerous pesticides circulating in the black market that we read about on newspapers. So you should be able to get it shipped here. I have never tried it, as I bring them back with me. I don't think it is your fault for taking a whole day to fill the dishwasher. We used to load ours fully only after 2 days (with proper rinsing that is) and never attracted any cockroaches. I think it is likely to do with your neighbors or the surrounding areas as they reproduce quickly and will crawl through any openings easily.

The metal frame has snapped. I need it to be welded back together. Very expensive frames that were a present! If it is the frame where the lenses sit or the bridge, you won't be able to do that, because the lens won't fit back in and/or it won't be esthetically pleasing (you will have to try it yourself, chances are you won't find eyeglass store to solder it for you). If it is one of the temples, you could go to any store and see if they will order you a replacement piece. If it is the hinge that came off the frame, soldering is possible, but I find that here there is no place for problem solving, every sales person is likely going to say "no ma'am, you need to buy new ones". We have an infestation of these beasts in the dishwasher, weirdly, so we asked a well known maintenance company to eradicate them. They came 5 days ago and sprayed the whole house, inside and out, and charged 450dhs. But the little beasts are still there running around. We called the company who assured us that the 'medicine' would work after a few days and the roaches would disappear. ??? Any opinions? I smell a rat....... If this spray thing is effective and they have done a good job spraying at the appropriate points, it will still take a week or so for them to die out completely. I now have my own stock of cockroach gel bait on standby that I get in the US for a pittance (compared to what they will charge you for extermination). From my research, the gels seems to be the most effective as they work like their food source, and they will eat it and will bring back to their "HQ" :D and the others will eat it too. Whereas spraying may not be as effective if those critters were able to escape unscathed or the new ones are coming through the drain hole of your dishwasher. So I hope they had sprayed as well as strategically put some gel baits in the locations that you saw the roaches. Wait a few more days and see. I am sure the company must have guarantee period, ask them about the gel bait if you have to call them back.

In general, landlords are responsible for presenting you with a new contract to sign. Having said that, if you are happy with the terms and want to stay, I would suggest you just get it done and have it signed asap. The generic tenancy contracts can be found in bookstores or stationary stores for a dirham a piece, but be sure it is the two sided ones. I just did my own as I would not want to go through the landlord's agency and pay 1000dhs for a piece of paper.

Kudos to you for being in control of yourself! However, us having different experiences, perspective and personality, I would have done the opposite way of what Jupiter suggested. This gossipmonger "friend" of yours obviously must lead a boring insignificant life or just has a mean streak in her that she has time to bad-mouth other people. Who cares if you were fat and ugly besides you, she should have been there to give encouraging words etc. I guess she could have too, that would just prove that she was also two-faced about your situation. I would not confront her, but slowly distance myself from her. No need to draw the line so clearly and make her your "enemy". What do you gain by asking for explanation? People are who they are. You can't change that. As my dad always says, if you have nothing good to say, then don't say it at all. I believe that what goes around comes around, and karma is a b!tch! Wait till she gives birth, she might just turn into all that bad stuff she said about you and more! :D Congrats in also making her eating her own words ;)

an acquaintance asked me about my wedding details and I told her about it and she said ‘I’d love to come and see you!!’ And I said ‘okay’ and gave her our wedding website where she found all the details of our wedding plans. I feel for you but even if she had the thick face to invite herself to your wedding, you should have been more assertive in stating that it is for families only. Since you didn't, it was not her fault to make plans then. I feel bothered in the [u'>past few weeks [/u'>as I felt it was wrong that I have invited her (didn’t sent her invitation just verbal) It appears that you had your chance to correct your "mistake" by telling her it is strictly a small family affair days before she had a chance to book her hotel and flight (unless she went home and booked everything immediately that day!) I personally wouldn't go to a wedding unless I have a formal invitation. But to want to disinvite her with only a week to go after she has arranged everything is not the done thing. You said that she kept calling you so I am sure she must have told you at some point when she was confirming her hotel and flights etc and you could have stopped her on her track right there and then. So I say forget about her being a "mistake", because it's water under the bridge now. You can only hope that she will cancel it on her own accord. Ideally he should see a pediatric optometrist or ophthalmologist. If it is as you described, he may be having some binocular function issue making it difficult for both of his eyes to focus on a single target simultaneously as it can be quite effort consuming. I would suggest keeping a diary of how often you see this happening (or based on his reports), ie AM or PM, weekdays vs weekends, school days vs holidays and the symptoms he may experience ie headaches, tiredness, sleepiness etc. This will also help in the diagnosis and prognosis process. I believe there are consultant pediatric ophthalmologists at City Hospital and Moorfields in DHCC. Good luck.

Thanks Sahara, Oh - that is a nuisance on the chiller fees. I am charged those in Dxb and I have a tiny apt and the bills, even being frugal with the ac, run to AED1,000 per month and above. I would want to live in a well finished apt around Al Markaziyah. As it is an older area of town, who knows if such a thing exists and what it would cost. If you have any idea -pls let me know. Ouch! That is quite costly. I do not know of anyone living in Al Markaziyah, so can't help you with that. But I doubt it will be as expensive as what you are paying now. Hopefully someone here can answer your question.

Hi, I am thinking of moving to Abu Dhabi. The rental levels look high for a 1 bed. I live in Dxb currently and the items below are big costs for me. Can anyone ''in the know'' tell me whether AD levies the following charges: housing fees (Dxb 5%) chiller fees (Dxb $$$$ in the new areas) If those fees apply there how much are those fees approx? TKS in adv. No housing fees imposed in AD (for the time being that is). Chiller bills really depend on the areas and usage of course. For Al Raha Beach, a 4 bed apartment (3300sqft) ranges from 200-1000dhs depending on the time of year. HTH :)

I never like using the CC at the petrol station because you have to give your PIN number to the attendant, at least at the one I use they don't let you work the machine yourself. No way am I going to do that. Are you using a debit card instead of a cc? Sorry, not sure if some special cc are required to use PIN for transaction, but all the ccs we have (from 3 different countries), we never have to have PINs for them, only swipe and sign. I use cc at Adnoc all the time, and never have to give them PIN though.

If I take Grade 7 @ one of the schools... school fee is approx. 60,000.... there are 200 students - annual revenue for grade 7 is 12 Million. They will collect an additional 240,000 AED in admin fees from Grade 7 alone if we assume that every body pays with credit card. Multiply that by 7 for each grade offered in the school - and the total collected for admin fees is 1.7 Million AED. Are they for real...... Adnoc has never imposed fee surcharge for using credit cards, and I have never paid that fees at any hotels or anywhere here either. I think you are mistaken in saying that the school is collecting that sum for their own use since you called it admin fees, but it is in fact the money the school has to cough up to pay the bank for the "convenience" they offer to the parents. Unless the school has already baked in the additional expense into the school fees from the get go and then still want to charge the surcharge on top. From the school's perspective, this money could be better used to improve school facility etc. As a consumer, I would not like to be charged the fees and would want to take advantage of the cash-back or other fringe benefits the credit card offers, but at the same time, I can understand where they come from. I am not sure about the short term insurance coverage, but the annual policy can be canceled as long as you provide a copy of new insurance coverage OR the new registration card of the car that shows it is registered to someone else. AXA was quite quick about the refund. Once they have the docs, the refund cheque can be ready in ~3 working days if I remember correctly.

You mentioned that you had broken 3 metatarsals, I hope none of them involved the 5th one. My sister had a hairline fracture on only the 5th and it took a very long time to heal since it had the least blood flow, the healing process was quite slow and exacerbating. I think she was getting impatient, and it cracked again during her recovery. So take it real slow, the bones take a long time to set. She started wearing the Dansko clogs after her aircast came off and was very happy with them. HTH :)

I am pleased to be out of the boot aircast after 6 weeks , broke 3 metatarsals ! but now the trouble begins.... what type of shoe to wear ! Also I have big feet usually size 8/9 uk so now have one foot even bigger than the other . Do I wear a trainer with a really stiff sole? is the stiff sole essential do I wear crocs !!!!! in the house .Mens shoes !!! Am despairing, as to get it right as sooooo important I don't do any more damage !!! Love to hear from anybody who can give advice . thanks I imagine your doctor would have informed you on what to do and wear after the aircast has been removed and if physiotherapy is required as part of the recovery process. I was lucky to have existing mesh-top type sneakers to accommodate the swelling of the feet (broke my feet intentionally with surgery :D), so didn't have to go buy larger sized shoes. Since your metatarsals were broken, I would think that the normal gait of rolling your feet when you walk will be difficult at first. I wore MBT shoes initially because I couldn't roll my feet properly so they aided me in walking a bit more comfortably instead of limping or adjusting my gait because the soles were rounded (but they sure make your calves sore initially though), and eventually went back to normal shoes after "learning" how to walk again with physiotherapy. The swelling will calm down day after day, just ice and elevate at the end of the day. Best to ask your doctor what he/she would recommend in your case as well as how much time you can be on them etc. Wishing you a speedy recovery!

Is the residence visa valid up until the very last day? Or does it work like your passport where you can't travel for the last 6 months of it's validity? It is valid up until the last day as shown on the visa. I am assuming you have visa on arrival, and will be renewing it when you return. However, if you normally use egate, I would suggest you go through the normal immigration desk and have them stamped your passport on exit instead, to avoid any questions of overstaying etc which had happened in the past. They used to have printed receipt on egates, but I think they have stopped that a while back.

It is not necessary. We have been going there many times and never had to take/prove anything. Just bring the usual mosquito repellent with you and wear long sleeves and pants after sunset especially if you know you are their favorite target. Love Khao Lak! We rented a car from Phuket and drove to Khao Lak, and went hunting for food and massages outside of the hotel which was part of the fun. So cheap and people were super friendly. Have a great time!

I kind of consider VW as a German engineered Ford. When I was growing up, we used to make fun of Ford because at that time, FORD's acronym was Fix Or Repair Daily :D Having said that, they have really come a long way in the past 10 years. Heck, even Mercedes-Benz has asked Ford for help on the EcoBoost engines! Ford is quite common in a lot of the car rental companies in US, so I have driven a lot of them. The last Ford I drove was a Ford Explorer, it really has all the bells and whistles for the money. I would have bought this if it weren't for the Off Road reliability factor in our preference. I would suggest trying out the Ford Edge as well for size comparison. Personally I would go for the top of the line Ford Edge for the purpose you described. Whatever you decide, enjoy your new ride! :)

Congratulations! You must feel super stress trying to get everything in order before your bub arrives. I was wondering if you have ever considered apartment dwelling? I was just browsing through Dubizzle and saw some duplexes in Al Zeina in Al Raha Beach within your budget. I know a friend who lives there. They are 4 bedrooms + maid's + laundry, and the sizes look like they could be larger than most villas out there. They have the usual facilities ie gym, pool, play area, cafes, supermarket etc and you get access to the private beach. Can't help you with the garden bit, perhaps you could look at ground floor ones with large terraces? Looks like they all have balconies for plants and stuff though. If you are interested, l can ask her which agent she used. Best of luck finding what you are looking for before the heat really kicks in!

I am also prone to keloids myself and was my #1 concern when I underwent bilateral feet surgery (in my case, scar tissues would inhibit mobility of the joints etc and affect the final outcome). I did a lot of research and finally decided to use a high grade tea tree oil and olive oil mixture for my post-op care. My surgeon advised that as soon as the wound is sealed (after my sutures had been removed), start massage the scars at the incision site. So I started with this oil mixture 4 times a day (about 10-15 minutes per session) and just massage the heck out of them. I am pleased to say that you couldn't even tell where my scars are now unless under certain lighting (you just see a very faint light-colored line). I have gathered from my research that the localized massage has the biggest effect to eliminate the scar tissues, and not necessary the type of cream one uses although some may have the anti-inflammatory or anti-microbial properties to help reduce infection.

I normally take note of the country of origins when I buy fruits because I want to know if it is worth the (extra/higher) costs. I have noticed that they have been having the red globe grapes sales for the last two weeks or so, and this week it is at 5.95/kg. Then I was distracted by the smell and forgot everything else......I will check tomorrow if I go back there.

Penang, Langkawi, Phuket will be hit by the monsoon, and your vacation will not be enjoyable because the probability of cloudy, windy, and rainy days is extremely high. However, further south of there, Bali and Lombok will be an excellent time to visit as you will get mostly clear skies.

This rings a bell, I believe it is possibly practiced in AD? It was a while ago, I think they need NOC to duplicate keys. I just brought them back to Dubai :D

I would like to know where a good place is to duplicate a door key Thx! If your key has an extra long groove etc., it is a double secure key, your best bet is Satwa by the bus station, and will cost you about 150dhs to duplicate one. Otherwise, most malls have this service for the simple key duplication and will cost 10-20 each.

Does anyone have any experience with RAK hospital, particularly the maternity unit? I do not have any ob/gyn/maternity ward experience at this hospital, so can't comment on that. I believe they are trying, but I would say the overall experience is you pay peanuts you get m.....s. For instance, I needed to have an xray for my lower back. The radiology technician without saying anything, tried to pull up my bra (shocked!), and after the xray was taken, only then sheepishly asked me if I was pregnant! WTH? There is a new hospital Sheikh Khalifa off E311 not far from Al Hamra in the process of getting a top renowned international hospital group to manage it, so I am hopeful it will be open soon! Can anyone recommend a curtain/ blind company and a locksmith to use? Can't recommend a specific one because we were able to use our previous curtains. There are a lot of curtain places along the main road, the cheaper options would be to go toward the area near the RAK Museum (it's like a super small Satwa of Dubai). If you are handy, and just want to change the lock on your main door, you only need to change the cylinder. Just measure the length of the existing cylinder (or the door thickness), go to Danube building mart to get a new one. Easily manageable by removing two screws, can be done in 3 minutes. :) In Al Hamra Village are you able to have a gas hob, if so is there a specific company that delivers the gas canister? Not sure, friends have electric stoves. Perhaps you could ask the owner or see if it is prohibited to use in the villa on your tenancy contract? If you are the owner, best to contact Al Hamra management directly. Finally if anyone has made the move from Dubai to RAK is there anything you don't like about day to day life compared to Dubai? We really love it. It is a nice change of scenery and pace for us. It is a smaller and quieter (albeit a slightly more conservative) community, you get to meet people (both local and expats) quickly. Al Hamra is a huge expat community, so it won't be difficult to make friends especially if you have children. We have been to Sri Lanka 8 times, and never once was whale watching excursion on our list of things to do (considering DH really likes that stuff). The sea there is generally rough, with young kids like yours, I would probably wait till they are older or do it elsewhere that "guarantee" you will spot them without being on the boat all day long. As for mozzies, just wear long sleeve shirts/pants after sunset (although they managed to pierce through them). I am a "natural" mosquito repellent for my DH, so they will always come for me only. In town, I don't bother with the spray but if I am near dense foliage area or think I will be sitting outside, then I would spray ahead of time. I always carry After Bite with me everywhere I go, that tells you how much the mozzies love me! Enjoy your trip!

The people I work with rave about this place all the time - Zagol Restaurant in Karama. I've never been, but from what I'm told it's very authentic and very good. Absolutely right! We used to go there every week, it is the best Ethiopian food in Dubai we have had. There are some other Ethiopian restaurants in Deira too, but really a pain to get to and I don't think are as good as Zagol. For a first timer, try their Zagol Special, which is a popular fare with 7-8 different dishes (tapas size) on top of the injera bread. For 37dhs, it is a steal! Once you know which dishes you like or don't like, you can always order the individual full sizes. The restaurant is small, cozy and staff friendly. Enjoy and let us know what you think once you have a chance to try it.
