Thank you both very much. I should have mentioned that the car was brand new inJan 2011 (2.5 years old), so will it need to be tested? I am travelling on 18/7, so will leave it till nearer then. I believe cars 2 years and older have to go through the testing/inspection. If a car is less than 2 years, but have a change of ownership, the car will still be required to do the inspection. You have one month grace period to do the re-registration without penalty (same as the expiry of your insurance) according to the RTA website. HTH :)

Can someone advise please, am confused about exactly when I need to do this. I registered / bought the car on 23/7/2012 (privately), so the expiry date on the vehicle license card is 22/7/2013. The insurance expires on 22/8/2013. However, the sticker on the number plate says 06/2013, which has thrown me as I've only just relised. If someone could explain the process and exactly what's nivolved I'd really appreciate it.Thanks. Forget about the sticker, it was probably given to you by mistake. As long as your registration card clearly states that the expiry is on 22/7/13, then renew it that day. I think a quarter of the cars out there either don't have the sticker or didn't update it at time of re-registration which could get them into trouble. The new registration will start on the day you renew, so if you renew today, you would have lost the 3 weeks that you had already paid for. Of course if you have to travel and won't be able to do it later, then it makes sense to be early than late.

Does it matter that the company will be the one actually renting the place (ie their name on the lease) and the rent will be paid from a company check? This is the policy of hubby's company. I'm hoping that means we can get our housing settled while we are there in July. Then it would be much less headache for you. Once you find a place you like, the agent will deal with your company HR for trade license, payments and to sign the contract. That's how we did it the first year -- a lot less hassle :)

I am sorry to hear about your current predicament. As you probably know, the recruitment for the new academic year starting in September is usually carried out prior to July before everyone breaks for the holiday. Have you considered teaching in other Emirates besides Dubai? Considering you know Arabic as well, it is definitely to your advantage. I know the education institutes in RAK are always on the look out for teachers and admin positions. You mentioned a possible change of career, what field are you looking to change into? I wish you the best of luck in finding your feet soon!

Hi sarahlou, thanks for giving me hope that I can find a home on Dubizzle! Can I ask if your LL charged you commission even though you rented direct from him? I "spoke" to one landlord but he mentioned I would have to pay the commission fee even though I am going direct to him. I hesitated and he dropped the commission to 3% of the rental price but I just got a bad feeling and decided against it. It wasn't so much the amount of money but the fact that I thought he was trying to get one over on me. I didn't feel comfortable with that. :( Chances are he was a fake landlord. It seems that there are also agents posing as landlords? I have a listing for a villa on dubizzle and the advert clearly stated that "direct from landlord.... no commission", but still people assumed I was an agent and that they would be paying commission? A genuine landlord would never ask for a commission....if they do, either they are fake or greedy ones.

I'm in the US, and I'm wondering if I should purchase a SIM card applicable iPhone 5, while I'm here? Not an expert in telecom......The one thing I know about US phones is that they use different frequencies. So you have to make sure that the unlocked iPhone5 you get is compatible with the LTE networks here as Apple sells 3 different models worldwide. I read somewhere that for here, you need to get the [u'>unlocked[/u'> GSM iPhone 5 model A1429. As for the SIM card, you could probably find a place to cut it down to the nano size for the iPhone. That's not true. You do not have to use them to rent out your place and you do not have to take out their maintenance contract. Believe me, if we were not forced to use them, we wouldn't. I have checked with them a few times, and they emphatically stressed that ALL rentals ( I mean tenancy contracts, a fee has to be paid, and they don't care who pays it) must go through them or they won't allow the rental to happen (assuming you get caught?) I remember reading such clause in the SPA? A maintenance contract is a requirement whether you get it through the companies they recommend or get one yourself. We had some heated discussion with management, and the message was clear what we have to do. I am sure some people would try to circumvent this, but we are too chicken to try, so we decided to play along for our and our tenants' peace of mind. <em>edited by Saharagypsyrose on 25/06/2013</em>

Tenants are not punished directly. Rents of such apartments are being collected to cover maintenance fees etc. until the debts are cleared. Also, if there are other serious issues due to LLs/owners negligence, an owner might lose one's ownership (one's property) entirely. Maybe the newly established OAs (with their management companies) could get that kind of right? I know of similar system with the Abu Dhabi developer Aldar for Al Raha Gardens and Al Raha Beach. Because all tenancy contracts are drawn by them, if your maintenance service charges payments are not up to date, they bar you from renting out your villa/apartment. So the landlords either have to pay up or let it sit empty. They are also required to have a full maintenance contract in place for the unit. Undoubtedly, it's a good safeguard for the tenants.

Hi Skai, I was not able to get a copy of the ARG vacant list, but managed to take a photo of it. If you want, reply with your email, and I will send it to you. It was a rather short list, about a dozen or so, mostly 4 bedroom villas and townhouses. The security deposit for ARG is 10,000. If they have a "to-be-vacant" list, I hadn't noticed it at the reception.

So if we went to Aldar directly would we pay less commission/ security deposit? You still need to pay 5% commission to Aldar. I have heard security deposits from 10,000dhs to 5% for ARG. I will be at their office today, I will see if I can get you the list.

I have recently found out that if you have worked for an employer for less than 2 years you need to attest your education certificates so worth getting them done My DH had worked for the same company for the last 10 years, but still required to submit an attested education certificate for immigration to process a visa for his new employment.

I think we may give renting directly from a landlord a miss for our first year at least, seems too complicated! Regardless of whether you are renting direct or through an agent, you still need to do the due diligence and it's no more complicated than dealing with an agent. However, the difficulty of trying to rent directly from a landlord is that you won't find many out there because 99% of landlords won't bother to advertise since they are not the ones paying the agents' fees (I fall into the 1% :D). As busybee pointed out, unless you know the lay of the land and how things work here, it's probably easier to deal with agent for the time being. I believe Al Raha Gardens also go through the developer's leasing office as well. Give them a call at 02-8107500 for available listing. They should have a list of the available villas because most landlords would authorize them to re-lease their villas on their behalf in addition to listing them with outside agents.

I agree that if you are not physically here and needing a place to rent immediately, most agents won't care to waste time on you. The majority of the photos you see are generic; being used for the same type of properties, and sometimes they are not even showing the right properties! Dealing with the landlord directly will save you the 5% agent's fee which you could use toward security deposit. As for the documents to ensure you have a legit landlord, you would still need to ask for all the relevant docs with or without agents' help. I asked for all the necessary documents from my landlord via agent to protect myself. The development in AD that you don't have to worry is the Al Raha Beach (perhaps there are other communities, but I only know of this one). All the tenancy contracts have to go through the developer Aldar (ie leasing office), so you don't have to worry about renting from an imposter. It is a nice safeguard for the tenants but a pain (fees galore) for the owners. I have dealt with MD Real Estate in AD, they are quite good and professional. Hello I have these tiny tiny little ants or mites in my kitchen found most of them in my food cupboard but have seen them outside the kitchen cupboard on the kitchen roll and on the floor by my washing machine. I have thrown out all the food as they were even crawling on tins. Cleaned the cupboard and they are still there. Do any body know what they are they are not flour beetles as these are so small u really have to look hard to spot them and they are light brown in colour or sometimes they look white please help its getting so annoying Thanks They are flour/grain mites, I hate those with a passion! If they are seen crawling outside your cupboards, that means there is a long standing infestation. They are really difficult to get rid of because they are so tiny. Their coloring is from palest beige (almost white) to brown and so microscopic in size. The dried goods you got ie flour, pasta, sugar may have been contaminated, and they will reproduced and spread like wild fires! If I remember correctly, they can go without food for ~ a week, so if you can, be sure not to store any dried goods in the cupboard for min. 1 week after cleaning them. I had them six months ago. I had to throw everything out, clean the cupboards with soap & vinegar/water solution, but that did not kill them all. I had to use the professional strength cockroach poison (in my case, I was armed with my faithful Dupont Advion cockroach gel bait). The reason your wiping down the cupboards didn't kill them is because they hide and lay eggs in those narrow gaps between the shelves and the cupboard wall. My shelves were permanently attached, so I couldn't wipe them down, so the poison gel was my best option. Now when I buy flour, rice or pasta, I will keep them in the freezer for 24 hours before storing them in the cupboards. The experts said they are not harmful (some people may be allergic to them), but I definitely do not want them living in my kitchen! I hope you will get rid of them all soon.

I don't know how often this happens but I've heard stories similar to yours. Buyer lives in the opposite side of town and demands delivery. Seller complies, arrives at the buyer's place and the buyer only offers half the initial offering price. The assumption is that the seller wouldn't be bothered to take the product back home after making a long trip, so they'll be persuaded to let it go cheaply. Yup, this is likely the scenario for his plot. Buyer is responsible for the transportation of items (unless you offer of course). If he can't come to you, but really genuine about wanting to buy your bed, he would send a driver who will come pack the item and pay you on the spot. Perhaps he would negotiate with you about the price before hand. So if he hasn't committed by giving you the money first or the aforementioned arrangement, don't do it. (Unless you are really desperate and wanting to get rid of it and don't mind being taken for a ride)

Hands down - any Android phone over others. iPhone 5 - pros - slim, easy to hold, smooth operating interface, swipe keyboard, responsive voice dictation, great camera - cons - occasional emails not synching, no reception (perhaps an Etisalat problem) very staid, no free apps, living in its bubble :) Blackberry - pros - friendly user keyboard - cons - bulky, crashes all the time, overall tech and design lagging behind Samsung S4- pros - lots of free apps, smooth operating interface, great camera - cons - half the downloaded stuff is junk clogging up the phone memory I am holding out for the anticipated Nexus 5 with the new OS Android 5.0 Key Lime Pie hopefully at the end of the year. :)

I think that a GPS is a great device, if only to be able to hit the 'home' button when lost and giving up! Right on! It doesn't matter how lost one gets, but it is reassuring to know that by hitting the "Home" button, it will lead you home safely. :)

Personally I don't think their are helpful here. If you have a smartphone, you are probably better of getting the google maps app. They seem to be more accurate. Agree! If you have a good size screen smartphone, it will work as a GPS guidance as well. Depending on which brand you have, you should find icons like "Navigation", "Maps" on your phone. Be sure you have Google Maps which I find to be the best of the bunch. As for voice guidance with the map, you can download that feature as well, it will ask if you want to or not. Make sure you turn on the GPS feature in your phone setting when you want to use it.

It sure is a big difference between average 300 dhs a month vs 45 dhs a month. Unfortunately, since you had already paid, and the contract finished, I doubt they will bother to furnish you with a complete bill for the Salik now :( The alternative is to go to the company and demand the print out in person, and threaten them with consumer protection agency etc. But from my past experience, these people don't give 2 hoots as long as they've got the money from you already.

Perhaps I am missing something here, but the short term rentals and monthly leasing that I had in the past, the car rental companies always charged me AED 5 per pass. How did you come up with 300 dhs a month vs 45 dhs a month? I am assuming you are comparing the same amount of usage within the month (ie went through the gates 9 times only in one month)? If that is the case, it won't hurt to ask your previous car rental company for a print out of salik tolls during your rental period to make sure you weren't paying for someone else's usage?

......Once the agents find out we aren't coming until August then they stop communicating. Maybe that's the problem that I'm looking too early? I'm afraid if I leave it too late then we won't have anything to go on. I find this to be totally frustrating. Most contracts stipulate that tenants and landlords need to decide whether to renew 90 days prior to expiry, so it would only make sense to me that the properties out there being listed would have immediate to 3 months availability. Perhaps there are a lot of "fresh" supply out there, so the agents won't need to deal with occupied units? I can't afford to find tenants after the contract expires, in the meanwhile, the apartment just sits there empty with bills coming..... Nikki, unfortunately there are no websites for owners to list. A good property website you should check out though is www.propertyfinder.ae which gives you some useful info on average market price in the area you are looking for so you know if the one you are interested in is off the chart or not. Good luck with the search, it is not an easy ride but you will get "home" eventually :)

From my research and personal experience, the recovery heavily depends on the patient's age, medical history, and severity of the bunion. Technology has gotten more advanced and keyhole surgery is definitely improving with time using better techniques ensuring that the bunions are properly eliminated and do not recur. The doctor's skills of course are just as important, so I hope your MIL will find one that suits her well and hope for a speedy recovery. p.s If anyone who is looking for a surgeon in Singapore, I have a great recommendation :)

Being in both tenant and landlord shoes, I can say that most agents are absolutely not helpful. The agent I dealt with recently as a tenant, got his juicy commission without having to lift a finger. We finally had to communicate directly with the landlord's caretaker to iron out everything. After months on this, we finally realized that we would still be signing on the standard template of leasing contract provided by the agent with lots of name spelling errors and incorrect dates etc. As a landlord, I also list my property on Dubizzle (Abu Dhabi). Having researched that my listing price is probably one of the lowest on the market, I still don't get any queries (except from agents). I am not greedy in trying to make money off the property, I just want to cover the majority of my mortgage loans and having good tenants for a bonus. The agents only want to sell your place to get large commission, as rental isn't worth their time it seems. From my jaded perspective, only the agents win :(

I have always posted on Dubizzle (usually for large items) and Souq.com for smaller items for the last few years. You are absolutely right that there are lots of annoying time wasters out there. I only post on Dubizzle nowadays since Souq.com is being super ridiculous with their T&Cs and charging high fees. I have heard so many complaints from buyers that they were frustrated because the Ads don't jive with reality. So they were always pleasantly shocked to see the items I have put in front of them look exactly like the photos I put up. I never lift any images off the internet, I always take time to take photos of the actual items to be listed. I had a major move out sale few months ago (unfortunately open house wasn't possible), I met all nice people (except 1 annoying no time concept person who wasted a lot of my time) by already agreeing to the prices etc on emails. By the time you meet them, it's simply to exchange $ with item. i have sold 3 great cars and lots of furniture and accessories on dubizzle. So it can be done if you have the patience and not in a big rush. Emails corresponds work better than phone as you would have screened off the opportunistic bottom fishers (did my first dubizzle sale with phone listed, what a time wasting nightmare) Also, if a deal is too good to be true, it probably is :) If people will remember a few golden rules like "don't do unto others what you don't want others do unto you", "what goes around comes around", "karma is a b*tch", the world will be a better place.

Sorry to hear about your issue. We all suffer differently depending on our environment and body build. To deviate from the medical perspective, have you thought about how and exactly when you get this shoulder pain? Have you considered the ergonomics in your work space or at home? I had constant severe shoulder pain (pain then numbness spreading down my arms and hands and eventually lower back pain ) for more than 2 years and for the longest time, I didn't understand why I was getting them. I went for chiropractors, physiotherapy, and acupuncture to alleviate the pain but none was a long term solution. I finally started to pay close attention to the symptoms and when and how they occur, then I realized it had to do with my work. How I sat and positioned my arms up and forward (required during work) etc that really triggered my problem. So I quit all my medical sessions and took up ballroom dancing lessons instead lol That really helped to make the pain go away and I also consciously improved the ergonomics at work. I hope your issues are not so severe as to require medical intervention. In any case, wish you the best of luck in getting rid of this pain and feeling great again!

Hi ladies, we were in Dxb for over 14 years and I had police clearance letters from when I was there and when we left the country. I had one which is valid for 3 months to get my new visa, (we moved to SA) I am now trying to change my visa in SA to be able to work but need a new letter from the Dxb police, you cant do this on line !!! has to be handed in there :-( also it says I need to get finger printed and then get clearance from embassy of UAE in Africa!! I had my finger prints done in Dubai so surely they will still be on record there, has anyone else had to go through this?? do I really need to come back to Dubai and to be re-finger printed here??? If you had emirates I.D. processed before you left Dubai, then they should have your finger prints on record. You will need someone to go pay the fee with the confirmation receipt and to return again for the pick up (the online payment didn't seem to work the last time I used it and I heard it'd never worked). The entire process was done by me, my DH did not have to lift a finger (no pun intended). I do not remember if they require you to present the Emirates ID/passport of the applicant at time of payment/verification or not though. The new 380 concourse is not a true terminal, so no check-in facilities or immigration controls. So you will have to check-in in Terminal 3 and from there take the airport train to the new concourse which is a long way. Just follow the signs for Gate A, and there are plenty of airport staff in blue uniforms to direct you.

Just FYI the min for ADCB is AED 5000. According to their website, there is no fee though. Again, I don't have this type of account, I won't be surprised if there are some fine prints with this. It is quite deceptive if there is a fee, as "free banking" has been their biggest promotion. Account Services [i'>ADCB Charges Monthly fees for non maintenance of minimum balance Free[/i'> As for "M" bank, I wouldn't do business with them even if they paid me :)

On another note does anyone know why so many units are sitting empty yet nothing is available to rent? My understanding is that most units in Al Zeina were "bought" by the government to be allocated to the Emiratis, so only a limited number was sold and owned privately. But don't quote me on that though.

I believe it depends on the country they depart from? I bought a ticket online (departing from JFK) for someone using my credit card and the person had no issues traveling on that ticket (didn't have to show proof of cc either as stated on their T&C).

There will always be two camps when it comes to the question of paying cash or getting loans. In this economy, where the bank average interest rate p.a. here is around 2% and the effective annual interest rate for a car loan can possibly be much higher than that, it would make sense to pay with cash if you have it. Unless you have an investment that guarantees a higher return than the interest you pay out. Just carefully calculate what you will gain and lose. The bonus is one can avoid the hassle of paperwork and fees with a bank in getting a loan and easier when it's time to sell your car at the end. Brand new or used? I think that's completely a personal preference (taking into consideration the time you plan to be here etc). A question for Di@DXB, the car you rented to own, was it a brand new car when you drove it off the lot? Cheers!

We were in East Africa the whole month of December 2012 and did all the shots prior to leaving. If you are considering getting Malarone, note that the only hospital that dispenses Malarone in the whole of Dubai is American Hospital, but they will only take their own doc's prescription and not from outside (found this out in November, but laws may have changed since then?) Also note that Yellow Fever can only be administered by Gov't clinics/hospitals. So do all the jabs at the gov't clinic as they are so much cheaper and appointments not required. The clinic we went to was Mankhool Health Clinic. The jabs we got were DPT, Meningitis, Typhoid, Hep A & B, Cholera, MMR & Pneumococcal vaccines. We decided not to get Rabies shot because of the timing issue and we didn't plan on having close contact with animals, just planning on watching them from afar :-) But the good thing about the rabies shots were they can be administered after the exposure. The fireworks is supposed to start at 9pm, they had fireworks at 9.30 on the weekend only, otherwise it's always at 9pm :) I live nearby and my kids always go out with FIL to watch them :) Oh I see! I live right by the creek also and can see the fireworks nightly and of course I never bother to match the time with the day but know that it's been either 9 or 9:30pm :) Thanks for the clarification :) <em>edited by Saharagypsyrose on 01/11/2012</em>

The fireworks is supposed to start at 9pm, but for the past week, it's been at 9:30pm. I believe tomorrow will be the last day. Lots of performances along the creek on Al Seef Road, with this fantastic weather, it's worth giving it a try. Try to get there early to find parking, otherwise, metro is convenient as well. Enjoy!
