Hi Madge Sorry, don't want to complicate things but your post omits to say that if your TC does not have the Ejari stamp already, then you would need to do the Ejari procedure first, and that DOES involve Title Deeds, passport copies, Dewa bills etc! ;) You may not have done this as some estate agents are now doing it for tenants so it's possible you received your TC with the work already done. You are correct with your post however if your TC had not been done already you would have had the extra Ejari work to do as well, which is what some other posters were posting the other day. HTH.

Many times your Egate card doesn't work it is because dry fingerprints do not work on the scanner machine thingys. Tip - just before doing your finger/thumb print, wipe your brow with the required finger and then press. The oil on the tip of your finger creates a better print. ;) PS. Then get the wet wipes out. :D

Hi Zannie yes for all visas the contract now has to have the Ejari stamp. You'll need your [i'>original[/i'> tenancy contract, passport copies/visa of the people on the T contract as well as the landlord, copy of the title deed, and a dewa bill. Ejari counters are in some of the municipality centres, the one on SZR near Noor Islamic bank metro station has one. HTH Yes but to get the tenancy contract attested they mean Ejari - which is the above procedure - exact documents above. You don't need the LL passport, just a copy. OP, if you are from one of the 33 countries who get visa-on-arrival in Dubai (no paper visa) then you can also have an Egate card even though your residence visa is cancelled. If you take your old Egate card to DNATA they will update your record from resident-tourist and your Egate will still work. Unfortunately if you are not from the 33 countries then this is not possible.

I think the little shack one in Jumeirah is called Bu Qtair, I've read rave reviews about it, it's not licenced though. Haven't tried it, but would like to. There is sometimes no cutlery too :\: This is one place in Dubai where you will find every single nationality you can think of, including a great Local mix. So nice to see every nationality sitting at plastic tables. Everyone is just there for the food and the ambiance of a little portacabin by the side of the road! :) it opens at around 6.30pm and is pretty packed out by 7.

it's normally the employee's responsibility. Unless for example the company has brought the person out on an assignment where they bring their family with them, then the company would pay for all. Only very generous companies would offer to pay a full family's visa costs on a normal basis. I don't think this appears in the labour law. <em>edited by Tattie Bogle on 29/05/2013</em>

Grosvenor used to do a lovely afternoon tea with strawberries and cream etc and it used to be 195 but two could share, with an extra pot of tea so just over 100 per head. Not sure if they still do though.

Lynett not sure if anyone else has suggested it, but look for your 'due month' thread on EW (i.e. if it is Sept/Oct 2013) and join in the discussions so you have a little buddy group already, maybe you can meet up with some of your due-buddies as you go along, it will give you something positive to look forward to and chat about. And don't limit yourself to someone from your own background/culture! :)

Lynett, congratulations on your pregnancy. Sounds to me like you are going to make a great mum to this little bundle that is due to come in to your life! You don't need a ''man" like that in the background to be a great mum. There are plenty single mums out there doing a fantastic job and you can do it too. What you need is a good support network and some good friends, a job for income & sponsorship, and a little place to call your own. And there is no better place to start with all that than EW.

we experienced the same thing, with sellers changing their mind about viewings and prices between morning and evening. Very annoying. Hang in there, the right place will be round the corner! The MOU doesn't sound too dodgy, if the owner is out of town it wouldn't be unusual to have someone else sell it on his behalf - also maybe the other agents don't know his TD has come through. As long as it is all above board and legal as per your lawyer if you have one, or the LD, it might be fine. Probably better to get it checked out before any money changes hands though. Good luck!

Well, if your title deed wasn't correct, then your MOU would not be valid. If in doubt, write it in to your MOU that you are signing on the basis that the title deed is for the property known as Villa No etc. Also, check online for the masterplan of the properties which may show plot numbers. OR ask the developer if the plot number matches the villa number, they will definitely know. Asking these things over the phone would be tricky though ;) Yes and I know what you mean re prices/penalties/stress LOL

PS 2Dogs, you could still sign an MOU with a seller who didn't have the TD for his property yet. As most MOUs are written around 6 weeks before the transfer date so you can just include something in it about the TD must be present for the transfer and the seller agrees to apply/have received it before the transfer date or seller pays buyer penalty fee. (We did this and got it in the nick of time ;) ).

Yes you are right you can no longer transfer without one, and of course TDs are now needed for visas/Ejari/rent contracts so there are lots of people applying at once - the process is taking a bit longer than it used to! happy new home!!! :)

Well, the reason a lot of people won't have them yet is because they are quite expensive ;) They also take a month or two to come through, so it is quite possible that what you have been told is correct. Check with Land Dept on the plot number - it's too big a deal to take a risk on. They are very helpful. :)

It's highly unlikely that the transfer would take place at Land Dept if the title deed was not the correct one to your property, make sure the person's name matches up too with the name on your contract. If in doubt, ask the Land Dept to double check it for you. :)
