In Baniyas, if you lease a villa, who normally does the landscaping inside your yard walls, the tenant or the owners?

If the tenant is responsible, what are some landscape alternatives, we would like something basically maintenance free, but don't want to spend a fortune as we are leasing not buying....

OK, understood! Landlord already said what we do within the walls is up to us and I don't think these ones raise the rent if we do anything. So far they are very good (we havn't moved in yet LOL), he already instructed his staff to prepare it and give it a good cleaning. Also said to look it over when we pick up the key and if anything is not to our liking to let him know. I think I am at the point that if the desert stays in the yard I may do minimal, it won't be forever... <em>edited by missush60 on 30/06/2014</em>

@Busybee2 are you saying that if I were to put down pavers or even just compact the sand and put artificial turf over it, that I would have to dig it all up before I leave? no you dont need to dig it up, but landlords wont pay you for it, and in some cases they have evicted people when the rents went high because they think that they can get more rent with a nice garden or pool etc etc the rules are that you should get landlords permission to change anything and really you should put it back to the way you found it on cancelling of contract... but of course it will be landlord house by house etc

Oh well, I suppose it was too much to hope for. I know in this particular area, they take care of outside the wall so was hoping they would also do the inside since it is their property. It has a large yard and along the sides as well. I would like to have something to look at besides sand but don't want to invest a huge amount of money, I wonder what the least expensive, yet attractive alternative would be. HAHAHAHAHAHAHA best to get block paving or astro turf as having sand outside you will have most of it in the house and you will spend all day cleaning!

If the tenant is responsible, what are some landscape alternatives, we would like something basically maintenance free, but don't want to spend a fortune as we are leasing not buying.... normally tenant does everything... very very few landlords will do anything even stuff they are supposed to do... but of course there are some lovely ones too. also in the past if you improve your property too much they will try and put up the renewal prices etc..... basically improve if you want but u have to put it back to what it was or loose your stuff etc.... if you paint the walls differently you have to put it back, if you put in a garden then dont assume you will get anything for it etc and have to put itback to what it was before.
