Thank you for the advise. The research Ive done say that yes it some of the property in those areas are gifted, however there is plenty of the property which are owned by other people (from other GCC countries), and they have purchased these properties. If this is the case it is legal to rent from them. But we will be very careful. Again thank you for the advise i would say that all the properties in those areas are gifted and so not allowed legally to rent out to expats, you can tell as they are all the same for miles and miles, same design etc. some locals do then build in their gardens and so therefore that is different if they have the necessary permission from the municipality. but be careful know a few people over the years who have come unstuck, but also a few that have been fine. if these are gifted houses that have been given to them, they cannot be sold to others, they are for the sole use of the local family that it was given too, so you must be talking about different housing, because if its the likes of shamha, samkha, fahal, rabha that is all gifted and so these cannot be owned by anybody other than a local.

why there particularly? be careful as technically expats are not allowed to live in local gifted areas such as shamka or falah. people go there because its cheaper, why is it cheaper, because the houses have been gifted to the people and so they havent had the cost of building etc. of course agents will tell you thats its fine, and you may be ok, but be forewarned is better i believe and know all of what may or may not happen. if its a building that the landlord has built himself, ie in his garden and has the permission of the municipality etc to rent out then its fine, but the majority of houses out that way are gifted you can usually tell from the outside, if they are many many all the same. the consequences of places like that if you do get caught out, is that you have no recourse, what money you have paid as rent you usually do not see again, also they can evict you without any security for you. owners that are found to be renting out their gifted houses can also loose out too. quite often they rent out their majajils, and they live in the big house which usually consists of 6 bedrooms (depending on which design). other areas around there are all the same, bahia, shamka, shawamekh, baniyas, falah, rabha etc etc.
