We are in a 3 bed villa in Sas, and the 3 beds are the only single level ones. There are a few different layouts, ours has all three bedrooms down a corridor. I know another layout has one of the beds up front near the living space, If you check Bayut.com, there's availability.
Al Reef has 3 bed townhouses/villas but they are spread over three stories. They have some 3 bed apartments, which have a better layout.
Believe Al Raha Gardens is all 2 or 3 stories. Good luck!
