Al Reef Mediterranean villa 405!

Hi, we have just been to Al Reef to complete our snag list for our 5 bed villa 406 in Mediterranean. Basically, We bought off plan a few years ago and decided on this actual villa because it was on a corner with only 1 other villa(405!). It was not really overlooked and only had a group of luxury villas(to be built) in front. so idel location!

However, when we got there today our villa had been MOVED from our nice corner location....into the middle of a terrace of 5 beds! the villa numbers even went 3??, 3??, 3??, 405, 406, 3??, 3??......so they had literally placed our villas in another area that is totally overlooked,and not at all suitable.

We are going to take this matter further as they cannot just move our villa from the original plot that we legally signed on. Therefore I am trying to find the owner of villa 405 as they are in the same position as us and it will be good to fight together!

If you can help, or have any advice/comments pls let me know...Thanx x

Folks if you are on the Al Reef facebook group there has been an Al Reef owners group formed to deal with issues such as this. If you do a facebook search for Al reef owners, it is not a group but a membership (does that make sense?) Qatarprincess - Just wondering if you had any luck pursuing the issue below with Manazel? We are in a similar position except that have put a power substation on our plot which was not on the original plans but we are getting no where trying to sort the issue.

I believe that if you were told and shown a master developer plan(and you have a copy) that your property would be in a certain location and you have the master developer plans to prove the property layout - you may have a case - Speak to RERA to get advise - same for size of the property if it's bigger than originally stated then you've got no chance - if there is a 10% variation as a minus - you also have a case

maybe see if RERA can give you the details of the owner. unfortunatly this is referring to Al Reef in Abu Dhabi, so RERA only covers Dubai. Unfortunately these things happen, its happened in Al Reem Island in Abu Dhabi, but if you buy off plan then there are certain risks involved at least if you have a built building you can see what is what. A lot of properties have been changed in other developments by reducing the size of the built up space, reducing the plot size, changing the layout etc etc. A fact of life here I am afraid. Look on the site skyscraper city to try and find your neighbour, but I can see this becoming messy, its happened on the development just up the road from Al Reef.

Do you know the number of the house in the spot you chose? Would there be a plot number, as opposed to a villa number?
