I live in Sas Al Nakhl in one of the older villas and we love it here. The kids can hang out with their friends without us having to drive them hither and thither, the villa is spacious and as others have said Khidmah are good at attending within 24 hours.
Spinneys is a godsend and one of the main reasons we find it nice to live here. I can be as disorganised as I like when there's a shop within walking distance.
Agree that drainage is a problem and zone 2A is worth avoiding. Also agree that access can be painful but having the road go right past the cricket stadium is handy. When they open the road that goes past Glenelg school our lives will become much easier, especially for coming home from the eastern side of the island.
All in all I'd say SAN has more pros than cons and I think, judging by the prices they seem to be able to charge, I'm not the only one.
i think that the probs with the drainage will be around for a good while, because of the voids underneath, unless you compact it properly in the first instance then they just keep reappearing, its happening in a lot of places in that area. now AT you know they like playing with your access roads, but at least you do have the nice quick access at the cricket stadium end now although it did take a long time in coming.

The flooding was bad last year but Kidmah has since had a company out improving the roof and seals on the windows, ofcourse we have not had the amount of rains that we had last year so they have not been tried and tested yet!!!
yeh i still remember the pictures of sas last year from the rains, you could drive your boat along the roads, but we havent had anything close to the same rain as last year, last it was like monsoon rains not like the little bit that we have experienced here so far.
We also live in SAS (just down from Spongebobmum) and as she rightly said zone 2a is the only zone to be avoided as they are still having problems with sinking. They have have had many workers in the area since December fixing it. We used to live in that zone and Kidmah were fantastic in moving us to another location within the compound.
We are not bothered at all by the powerlines as we choose (our 2nd villa) carefully so any view from the villa we do not see them. It is great compound and the facilities are great, kids playing out in the street etc. Kidmah in my opinion have really improved over the months, the call centre is now 24 hours and we have always had our maintanance problems sorted within 24 hours.

Live in Sas. Parts of zone 2 have problems with sinking so should be avoided. As for the powerlines obviously there are villas generally available there. Access - as everything here, once you understand which ways to get in you get use to it. The facilities are good, pool with lifeguards gym squash and tennis courts. Dance studio, barber, beautician and well stocked shop. Any problems with the properties aircon, bugs etc can be sorted through maintenance.
We have made great friends around the pool area. The children cycle around within the compound. There is always the Brioche for a coffee. Check the FB page for SAS for other info.

Here the roads flood every time it rains up to knee level. I dont mind that - just have a 'rain day' at home but it has never flooded the house! Hmmm I guess I need to think about that then.....
i know people there that last april had terrible trouble. also forgot to say that some of the houses were sinking too. not many people know but there was a canal dug in that area that was filled in and there is a lot of voids so occasionally in places off the island houses do sink.

Any tips on choosing a villa? How does the Spinney's rate ? Is the produce nice quality? Would you say its easy enough to commute from?
probs with sas is the power lines, and the access, they have redone the road now but they keep closing down the access points from behind, still think that the one from glenelg sch is shut and they have now reconfigured the junction off the main channel st. when it rains the whole road system and the houses flood. spinneys i am sure is handy to have but then its expensive and will cost you a lot if you do your shopping there all the time.
