Anyone know of a villa in Alma for 125k max with 4 cheques so my grandchild can be near us?

Hi, my daughter and her family are looking for a villa with a garden having lived in an apartment for several years. I'd love them to live near us so we can see more of our grandchild and babysit more often etc etc.
They really like the Alma Villas at Arabian Ranches and even found one and though it was near the mosque, it didn't bother them. What did bother them was that the landlord would only take 1 cheque. Where else in the world do you have to pay a whole years rent in advance? They are prepared to pay by 4 cheques, which is enough, having to pay 3 months in advance.
Anyway, if anyone is leaving soon, or knows who owns one of those lovely, empty, villas in Alma, please let me know asap.
