Has anyone had their rent reduced at renewal time? Im in one of the apartments, and requested my renewal terms. I was hoping for a gesture from DP/Salwan to reduce the rent for next year. However the terms remain the same. Has anyone been successful in re-negotiating a better lease for next year yet, or has everyone agreed to the same lease terms as last year? Im happy to stay, have a few minor maintenance issues to sort out but as there are cheaper apartments to live in (even Ghoroob) I was hoping for a reduction. TIA

I think we should, we are overdue that coffee and catch up anyway! : ) I saw the AED 500 fee when I signed up with BH's last year, was amused at the time but since then Ive seen that most landlords charge for renewal, some even AED100 as a "management fee". Shame there are no regulatins about this. Others are being creative and have started charging for a car parking space in the building car park, instead of increasing rents. For those who need the space they are forced to pay upfront. Im not going to make a HUGE fuss about this but I think they need to look after their current tenants, the place is empty enough as it is in the apartment side, though teh villas seem to remain full.

Mine's up for renewal as well and I'm really annoyed that not only do we not get a reduction... but they're even charging an admin fee just for renewal! Want to start a stink together?

Already had a reply from the Admin for Shorooq renewals - not applicable to current residents, Ive asked to speak to someone more senior .... worth a shot! <em>edited by Babylons on 18/05/2011</em>

http://www.bhomes.com/uae/shorooqoffer.xhtml If enough of us who are up for renewal ask for the same extra 2 months free rent at the end of our next 12 month lease, the more likely we are to get it. I have also asked for an equivalent reduction in rent for my new pending 12 month lease, though Im not holding my breath. I need to submit my lease renewal document and cheques by end of next week as it is due 3 June, but I want to see if I can get a reductin or 2 months free rent first. Anyone had any success yet?

This morning they were advertising on Dubai eye for flats to rent in Shorooq through DP, so I suppose they must be quite desperate to find tenants. Sorry I can not help you in lease renewal

Reply so far from Dubai Asset Management (on behalf of Salwan/Dubai Properties) - "We didn’t receive any updates; if there will be any rent reduction for next year, will keep you posted for any updates". So Im guessing this is a No. And of course once Ive signed the lease any reductions wont apply to me. Oh well, I suppose the rent is cheap enough and Im happy where I am.
