JVC, any thoughts?

Hi guys, I'm desperately trying to find out what it's like living in Jvc- we might be moving there next March and I'm trying to find out what it's like? I have a toddler who loves playing outside and swimming etc- are there pools or parks yet? Are there shops or a community centre? Any help would be really appreciated :)

Hi, We've so far not had any problems with rats and long may it last. The sand is a pain, but we had the same problem on the 19th floor in our serviced apartment. We've not had any health problems but we did insist on the AC being cleaned before we moved in and thank you for the tip Missy Moo I'll make sure we clean regularly. Another plus is the great neighbours we have and all the children can play happily and safely in the areas around the townhouses. Traffic is a minimum.

@GlitterCupcake - We had problems with the sand/dust coming in, we solved it by putting foam tape around the windows and we got the A/C cleaned. @echchic - I havent seen any signs of rats here, not saying that there isn't at all and I live near construction as well. Heads up for Mirabella residents you can clean the filters of the A/C units by removing one of the tiles in the bathrooms close to the unit and remove the filter and clean and put back in. I also find vaccuming the vents helps too :) HTH's

I came across 2 gulf news articles abot rats in JVC. JVT people are not complaining about rats but are complaining about Nakheel's false promises. http://gulfnews.com/news/gulf/uae/housing-property/jumeirah-village-circle-tenants-smell-a-rat-1.578309 http://gulfnews.com/news/gulf/uae/general/rat-attack-shocks-jumeirah-village-car-owner-1.1024093 the rat problem has been there since 2010. only last month another article was published, so i am guessing there are still rats... well it would make sense as workers were not provided decent facilities and ended up leaving garbage which in turn attracted the rats.

Has anyone in jvc had any health problems since moving to mirabella houses? We've lived in Dubai for almost 7 years and moved to jvc last october, we're not sickly people but since we've moved here the 3 of us have been sick constantly and my husband is completely convinced it's because of the air quality and all the dust coming in. In terms of our house, i'm happy, less stairs would be good but for the money this is terrific value, we have a small garden on the ground level but we rarely use it since it's so open and no privacy. There's a large terrace upstairs but i've found it impossible to keep clean, it stays clean for a week max and then it's coated in dirt and dust again. Whenever there's a sandstorm the house is completely covered in sand, windows and doors (in our house at least) seem to be very poorly sealed. The location is great, it's only a short drive to most places. Dewa is reasonable and local shop is also handy, HTH.

Hiya Candice there are a few shops in JVC but tbh it's not far to shops in Springs and Motor city Yeah it's still under construction but it's quite, cheap, friendly neighbourhood and now easier to access There are always downsides to every area depends on where you want to live A lot of villas go quickly so that must mean something Good luck :)

Hi CandiceH, We live in JVC (Jumeirah Village Circle) there are no parks or play areas yet in the community it is still in the "under constructions phase" although the building we live in has a play area & a Pool on the terrace. Kid of the bldg gather there every evening which is good enough for my 2 year DS. Very close to Media city max 12 minute drive! :) @ Hugsys- All the issues you are referring to are related to JVT (Jumeirah Village Triangle) although i agree with point 2 which is Driving through construction work every day!

We unfortunately have a budget of max 100k and we need 3 bedrooms, we need to be close to media city cos hubby works there, trying to get as much space and a garden if we can.

What particular townhouse/villa in JVC are you after? We were considering it because the townhouses were so spacious and I loved the idea of stairs! But after getting alot of negative feedback we started to look into Springs. We then realised the 2 bedroom villas are tiny in Springs therefore were now moving to JBR. The negatives I came across when researching moving to JVC were: 1. Ridiculously high DEWA charges (some people even 5k plus a month) 2. Driving through construction work everyday 3. Nightmare for guests to find your villa 4. If you read gulf news there seems to also be a rat problem 5. The townhouses within our budget had basically no garden so there wasnt much point in moving to a villa But alot of women did tell me that there is a big community feel in JVC. Children will play together outside in the evenings and adults with mix as well which is nice. Some areas have pools/outside playing areas and some dont it depends on the development. I'm sure somebody living there can give a better insight.
