We have lived in our apartment for 2 years and are moving out in a few days. I've just been told we are responsible for re-painting when we leave. Is this usual? Landlord has always been OK but has turned into a right s**t last few weeks. We've looked after the place well and this doesn't seem fair to me at all. We thought we'd just fill in the picture holes and he'd paint.

Any idea how much to repaint a 2 bed apartment?

Thanks very much ladies. I'm so annoyed about this. I rent out a house back home (I know that's different) and would expect it to be left undamaged but would expect to be responsible myself for re-decoration. The apartment we are moving into is being repainted at the owner's expense after the current tenant moves out. There's a clause in our current contract part of which says "The tenant agrees that he is fully responsible for all the damage of the premises which he is occupying including decoration till the expiry of the lease agreement." Not sure where that leaves us.

We are on our 3rd villa here and have never had to repaint before we left. I can honestly say that during the times we were house hunting, none of the villas had been freshly painted and we were told that they would be prior to our moving in. Check your contract.

If you lease a property through an agency then it is standard practice to have the property repainted before you move out. I rent out my own property and provide it freshly painted at the start of the contract and have specified in the contract that it must be returned in the same state. I think it is very common here.

This is not uncommon, our place was freshly painted before we moved in, but not sure who paid for it. I think it is in our contract to paint it when we move but I have heard you can get it done fairly cheaply.

We have rented a few places in our time here in Dubai and not once have I come across having to repaint the property. We normally just fill in the holes and leave it clean and tidy.

Our contract says we have to remove all marking from the walls so I would assume that this would mean that the walls have to be in perfect condition when we hand the building over. I would feel happier about redecorating if they had actually cleaned our windows more than once since we moved in 19 months ago!!

Check your contract and if it says nothing then check with RERA to make sure.... Don't think its your responsibility but you never know here....

thats not acceptable. Painting falls under general wear and tear of a property and is that landlords respinsibility. If you owned a property and you rented it out, would you expect the tenant to replace all the carpets because they were more worn that they were when they moved in? No, of course you wouldnt as its wear and tear. Just remove any scuff marks from the walls, fill in the holes to the walls, make sure you fix anything that you have broken and ensure the place is left very clean (I always take pictures for evidence) after that, tell your landlord to JOG ON

Depends on wording in your lease so go off this rather than what landlord says. Some more specific than others and some state its at discretion of landlord. If you have to do it see if you can find cheap quotes as landlord might get it sorted himself and pass you the bill as has happened to a friend recently.

Repainting isn't too unusual. We were told we would be responsible for it when we move out. I had one room painted and it cost me 300 dhs.
