78k is actually a pretty decent price, especially with the amount of agents trying to up the price, you could have a real hassle trying to find one for less than that. I've seen lots advertised on Dubizzle for 70k and then when you call they say, oh no this one gone, I have 90k now. It will cost you 3500 agency fee, about 2000 to move, a deposit of 3500 and if you don't get all your deposit back from the house you're in now it won't cover it, plus I can't put a cost of the hassle of moving! IMHO, you won't be saving money this year, and you could move into a dud house with a cr@appy landlord. I would stay put.

So our LL has agreed to reduce the rent to 78K one cheque for 4M. according to dubizzle there are some 4M and 4e which go for around 70K- LL is good and the service is prompt as he has people who could come same day if any issue with AC or Water or any major problem is reported. If we consider a new location we would be dishing the rent, agency fee and the misc so the move would cost us around 5 to 6K. What the opnion? Seems like a good deal we have here in this house for 2 years and needs just a fresh coat of paint. Is there any good LL here on the forum who can offer a better deal? My target is to get some saving as DD's school is starting and well the school fee is whooping 38K per yr stay put ...its a good price and if your happy there and your LL is good you would be mad to move IMHO x

It's a no-brainer. If it will cost you about 6k to move, and you have a "known good" LL now, would you really want to go through all that hassle just to end up saving 2000 dhs and possibly gaining a cr@p LL into the bargain? You might try suggesting that you meet your LL in the middle and offer 74k, but really, what you have is a good deal when you consider all the negatives of moving. True already burnt twice due to bad LL.
