With such a reported status, it's no surprise that some residential districts in the city have a higher price tag than others.

The most luxurious, and hence most expensive areas and communities in Dubai have frequented many reports over the years.

And while rents in the desert city have been falling after residents’ demands, these areas still command rents as high as 30% above average.

Renting an apartment in Dubai costs around AED 89 per square foot on average. That said, a studio rent would go anywhere from AED 35,000 to AED 62,300 (400 to 700 square feet).

However, these numbers are subject to change based on factors like: locality, metro or bus stop access, easier commuting, etc.

Without further ado, here are the five most expensive areas to rent in Dubai:

1. Downtown Dubai

Despite facing multiple rent drops in the past, Downtown Dubai remains the most expensive area to rent in. Rents are at an average of Dh117 per square foot; 31 per cent more expensive than the average rate.

Several factors like: location next to Burj Khalifa, The Dubai Mall, and a couple of metro stations play an important role in justifying the high rents in Downtown Dubai.

2. Old Town

Located in Downtown Dubai, this residential community comes in second place with an average rent of AED 115 per square foot.

The location of this community explains the high rent. With all, this friendly neighbourhood integrates inspirational Arabian architecture in a modern setting.

3. The Views

This apartment community features lakeside apartments with views on Emirates Golf Club. The Views is one of the 5 most expensive areas in Dubai, and it has easy access to Dubai Marina, Dubai Internet City, Dubai Media City, Knowledge Village, and The American University in Dubai.

4. DIFC

Home to many senior level managers and executives. This rental hotspot is preferred for its location in close proximity to areas like: Downtown Dubai, Business Bay and old Dubai. DIFC has a dedicated metro station, and the average rent there is AED 102 per square foot.

5. Dubai Marina

Coming at number 5 doesn’t make it any less luxurious or expensive. Dubai Marina is one of the most expensive communities in Dubai despite a 19% drop in rents. The rents here are AED 99 per square foot.
