how should I expect my rented villa to be delivered by the landlord? I made a list but would appreciate additional ideas... and I guess the landlord is not very keen on making the garden ( the house had been abandoned for a while and the grass has turned to a desert)

1. painting of all the house ( preferred color beige)
2. painting of closet cabinet doors and doors
3. mending of main entrance door (some pieces are broken on the frame)
4. changing toilet seats
5. mosquito nets for all windows
6. checking and mending of door and windows knobs
7. detailed cleaning and sterilization of the house
8. checking faucets and taps are properly working
9. checking toilet flushs
10. bringing garden to a cared appearance ( making sure that there is green grass, with no empty spaces)
11. cleaning the clutter of the garden

Agreed with CM, don't expect anything from LL We rented a villa in AR and like you we also asked for a similar list via agent before sign the lease(bl**d* S&M & da gama!!!, will never go back to them again). Unfort. nothing has donne except the painting. we had to fix hot water, licking bathroom, toilet, windows, mosquito nets and spent a whole week to clean the house. I was so angry with LL who is away the country. We signed a maintenance contract with Emrill, they r quite good and fixed all for us.

A friend of mine asked for a similar list to be done BEFORE they signed the lease. This probably makes sense, there area lot of empty villas around.

Don't want to be negative but I think you will be very lucky if the landlord is willing to do much of your list. They may be willing to repaint, but it will probably be cheap white or magnolia. They should fix anything that's broken for sure, but will probably do a bodge job on it. As for sterilisation... not sure any landlord is going to do that, I've never heard of it anyway, even a proper deep clean is rare... I think if you want new loo seats you will have to replace them yourself, not sure that's the landlords responsibility? And if there are no mosquito nets on the windows already then I doubt he will put them in at your request. I'm afraid in Dubai, there are no rules about what the landlord has to do, it's basically a case of 'like it or lump it', 'take it or leave it'. If you do get a landlord who is willing to do all you have asked then you are very lucky indeed! Still, no harm in asking, just don't be surprised if you get a negative response! I would think if he was a caring landlord, he would have had the place sorted out and nice before he even tried to rent it out...

Might be a good idea to have the aircon serviced and cleaned.especially if the villa has been empty for some time. Also check the water heaters and ask for the water tank to be cleaned. Good luck, I hope you get all of it done.
