Who is supposed to pay?

We have a problem with our air conditioning, but we don't have any maintenance contract in place as our LL said that he would just address problems as they arose as opposed to paying an annual fee to a company.

We have had the Facilities team in to look at the problem and they have quoted for the work, but my question is who is supposed to pay for it? Our contract doesn't say anything about this situation at all. Are we liable for the cost or is the LL?

All my friends have maintenance contracts that are paid for by the LL so this isn't a situation anyone I know has been in.

Any advice gratefully received, from an increasingly hot villa!

AC is major, whenever our breakdown or gas gas issue we call up the LL or his manager and ask them to get it fixed, so as the water pump. Luckily we have a good LL, his people come same day or within couple of hours if possible. Edit: BTW the typical maintainance companies are expensive (not naming any) and so far I have seen (3 different LL) they either have running contracts or history with some company from stawa/bur dubai etc etc which turns out cheaper for them and also do the same quality work <em>edited by Zeynab on 20/04/2011</em>

We have told LL it's broken and that the facilities team were coming to look at it. He's not offered up anything so far! Just say to him, The AC is broken, we've brought in XXX company to quote, will you pay in advance or reimburse? Put it in writing too.

Landlord should pay. Its part of the villa not a personal belonging.

We're in the same situation as you, and our landlord pays. Landlord is responsible for all major repairs which includes AC, plumbing, electrics etc but does not include replacing toilet seat, replacing plug for the bath etc... Our landlord also pays for our AC to be cleaned. ETA: if its not written in the contract, it immediately reverts to RERA law, and RERA says landlord should pay. <em>edited by AdviceSeeker on 19/04/2011</em>
