It is not a major airport....but they do fly those huge army supply planes out of it....I would guess about 10 planes a day...some are just small ones. I have to say it is loud if you are in the garden...the flight path is to the other side of the compound not directly above it. I was told they do not fly on a friday when viewing....but of course they do although it tends to be one or two planes. Housing in AD involves compromising on something....this was mine!

I'm moving to Abu Dhabi in January, and am also looking at housing options on the island. Is the Mangrove One loud because the Al Bateen airport is right next to it? How busy is that airport?

I had the same experience with the agents who decided where I needed to visit, but she definitely showed me the nicer compounds which were more to my liking.
I really liked Mangrove 1 which is brand new but the downside is smaller rooms than Mangrove Village. Of cours its a no brainer when it comes to the quality and finish at Mangrove 1, very European.
Al Dhabi is a nice compound price-wise you get more space surely. Did not like Al Maqtaa and Al Qurm, found the latter had rather small rooms..complete no no with the considerable furniture that we have.
Do you know the price and bedrooms for the Al Bateen complex. I haven't visited it as there wasn't any vacant.
Let me know of any other compound that I might have missed...as always thanks a lot for your help!!

Ruby...I had to go out with company rep and he "decided" where I was going to...was not impressed by many of the ones I saw but once I came to M1...grabbed it, even with the downsides it was way better than the rest. Next to Mangrove 1 is Al Dhabi Complex which are apparently huge and no issues, also close by is MBK Al Qurm compounds....know nothing about them. Al Maqtaa Village is also next to us and looks okay too. Further into town is Al Bateen compound....up from Corniche ...there are bound to be more but these are all I know of....someone else should be able to help.

The Mangrove villas 4 and 5 beds are rather expensive though very modern but above budget for us.
Did you see any other compounds in the area whilst searching for this one? Any recommendations would be highly appreciated.

Mangrove one is brand new.....excellent build quality and onsite repairs so far have been fantastic. No idea of cost as ours is company rental but they are not cheap....but seems to be room to haggle. Downside is size of pool and surrounding....plus right next to small airport. Never been to Mangrove Village...but this one includes all white goods which is not the norm for here.

I am new to Abu Dhabi and trying to settle in with the family soon.
We are on the look out for a 4+ bed villa on the island.
1)With a maximum budget of 230-240K do you think its realistic to find a new property within a compound and with facilities? If so, any pointers in this regard?
2)How much can you negotiate on the prices?
3)As there are too many agents on the websites, could you recommend a few reliable ones.
4)With regards to the agent's fees, is it 5 or 10%?
5)Any ideas on the Mangrove One new properties price and quality wise vs the older Mangrove Village villas?
Any other advise on the villa hunting process is welcome!!
