Arabian ranches, The Springs or Mira?

Hi all,

After having spend a few years in the beautiful Emirate of Ras Al Khaimah we are now looking to move back to Dubai. (Due to the heavy traffic while commuting).

Ideally we are looking for a spacious 2 bedroom villa with a distance of less than 30 minutes to Media City.

I have heard that the prices have dropped and our budget is around 100- 110 k.

I can see that all communities have pros and cons hence I would be grateful to have advise on which one to go for and any leads that you might find useful to share.

We are open to consider local villas or other areas too as long as it is a nice community to live in.

You might have heard right - we moved to Springs last October, and already the rents have dropped again and again since... I have a friend who has said that there's rumours that deposits for purchasing a property may decrease to encourage more property owners to invest here in the expatriate communities... I'm the same as you, as much as I love our Springs home I'd love to be able to purchase it or one similar! It's only the deposit that's the killer... E.g. looking at a 1.8mil AED villa needs up to 600k AED deposit/service fees, after that monthly mortgage payments can be as little as 6k

Thanks so much all. The idea was to purchase property but with these high rent prices it really takes some time to save for it. I have heard that starting in June the property prices will drop significantly. Has anyone heard anything similar?

You're right, it's true - some of the older ones are in horrid conditions, but if you're able to view several you might find that one that's been maintained properly. We'd almost given up hope before moving to our new villa but thankfully found it and it's in great condition It's really worth considering if you want a true community feel and vibe - we love our walks to the town centre, round the lakes, it's so close to the golf clubs and Dubai Marina and the metro for when visitors come

That's good to know. We will start exploring the areas this week and I am reallly hoping that we will at least be able to find the right district. I heard the prices will drop very soon.

Friends of mine moved into a 3 bedroom villa late last year and they are loving it! They're paying around 120K and the villa is really gorgeous. I also used to stay in the area and it really is a good area and relatively close to everything.

Hi Zuhairah....... I was just going to suggest Mirdif. You can get some nice villas there in your budget.....Property Finder has a really useful options to view your search results on a map....Best of luck!

Thanks so much for the detailed pro- contra list. This is exactly what I needed. Don't worry about the formatting. I am also missing the edit button. I hope that EW will introduce it again. :-) In terms of your feedback I had a similar impression but we will visit on Saturday to get a feel for the area. Moving from Ras Al Khaimah is very difficult as the value for money is much higher here. In terms of Marina/ JLT this would be to far as I am the one who will be commuting to RAK 1-2 times weekly for work so anything in the middle would be great for us both. I really like Mira, but the price is 10- 20 k higher than our budget. Does anyone have experience with that area and would landlords be open for negotiation? Last resort for us would be Mirdif I think. Thanks all for all your useful advise. It really helps.

i know you've specified villa but if you're open to spacious 2 beds at that price range, have you checked out jlt or marina? the marina rental prices have dropped so much recently.. we've loved living in jlt, with the lakes, restaurants, shops and metro very close by - great if you dont drive like me

Hi Zuhairah, I was considering the townhouses at Liwan and personally visited 2 of them with an agent. They are indeed very good value for money. We didnt end up moving there, but here's my view on them: PROS: - A full basement that can be used a kids playroom/study/extra living space, which is super useful and hard to find in Dubai - Rent very reasonable - Decent finishing, the bathrooms werent great but good enough CONS (and reasons we didnt end up moving) - Surrounded by sand. Like literally just sand. They felt too isolated, - No security - my kids are home with the nanny alone some part of the day when me and my husband are at work, so I felt it wasnt very safe. You share that block with 5 other families, and your door is accessible at all times to them. I know thats how townhouses work, but I found it a bit disconcerting. - Bedrooms were TINY - No built-in cupboards in the bedrooms - No fitted kitchen appliances, and no proper slot given for the fridge so you;d have to have it outside in the kitchen somewhere. Do go have a look yourself though, however you will also find them to be quite far from Media City. I highly, highly, highly recommend the Springs - depending on your budget, rent at the moment for a sizeable 2 bedroom with study is around 110 - 120k. We're in Springs 2 and are paying 130k which is top of the bracket for the area and size of the house. Media City is less than 10 minutes drive from us. Lovely sized driveways, gardens, shared pools and lots of lakes to walk around if you have a dog!

Oh dear I meant the townhouses in JVC... so guess you are not up for them! Mind you Nakheel is the "owner" of JVC not the developer of all properties within it... so you could still look at the ones not constructed by Nakheel. or maybe check out Mudon villas and Reem... they are in less of a construction zone.

Hi Zuharaih, You could try looking at the circle villas in JVC, District 16 villas JCV, JVT villas... they are mainly 2 beds... then closer in there's the Springs- they are not the biggest 2 beds though. Have you considered a town house? There's some great deals on those at the moment and you might be able to get a 3 or 4 bed for your price range. HTH
