Does anyone know how their fees work?

I know they charge 1% of the loan ammount but when do you actually have to pay it, at what stage?

Do not pay 1% and certainly not on the pre-approval amount. Home Matters charged me on the loan amount used, which gave us flexibility in securing a higher pre approved amount. They also managed to get me a discount on the bank’s interest rate of 0.69%, which I benefit from every year on the mortgage. They managed the complete process and represented us as Power of Attorney at transfer, as DH travels a lot with work.

Home matters are great, you pay him for his services so he finds you the best deal, not the bank that will give him the best commission. They are worth every dirhams you pay and even when you have queries afterwards he helps.

ETA: To be honest we don't have a problem getting the mortgage, we were more looking for a mortgage broker to help us know which one was best for us and to guide us through the process through to the transfer, but not sure now if thats exactly what they do. I used a guy called Warren Philliskirk who is an independant broker based out of Global Eye ofiices. He is fantastic and very meticulous. Got us a great deal with Barclays. His number is 056 1037830. He gets his commission from the bank (unlike John Charcoal, who charge a flat fee), so you don't pay for his services, the bank does.

That seems exorbitant to me....why are they charging you???? Do they not get commission from the bank or financial institution? apparently not here. Thats how its done in oz, the customer isn't charged the bank is, but apparently its the other way round here, kind of like rental commission I guess. ETA: To be honest we don't have a problem getting the mortgage, we were more looking for a mortgage broker to help us know which one was best for us and to guide us through the process through to the transfer, but not sure now if thats exactly what they do. We used Homematters and they were excellent. I think they charge a flat fee rather than a percentage, but you can always negotiate depending what you want them to do. Thanks for responding. I'm just trying to find out if what the company I'm using at the moment is doing is fair. They charge 5k to start the pre approval process then once they get you pre approval they charge the remainder of 1% of the pre approval amount. Now we were hoping to get pre approval for a higher amount then hopefully negotiate the buying price, so think it's a bit strange they charge 1% on pre approval amount rather than on the actual loan amount, secondly they want all the fees as soon as we get the pre approval even though their ToBs say they guide you through the whole process up to transfer. Did home matters give you a few choices of lenders or did they just bring you pre approval for 1 lender?
