LL Repainting?

We found a place in AR but asked that it be repainted by the LL before we move in. A friend mentioned they thought it was a law that a place had to be repainted between tenants. Does anyone know the rule on this?

From my experience the LL will ask you to repaint and fix any damages from your side before you leave. its better you ask someone to do it for you .otherwise in most cases you will get overcharged if he will do it from his side. I recommend this guy as if you like to have yours done in the future. he does painting jobs and other decorating stuff. his number is 0553112890. I've never seen a law about repainting but it is usual that a villa would be repainted by the LL before the arrival of new tenants. However, check your contract because some put in that the villa has to be returned in the same condition as at handover which would mean freshly painted by you if it was freshly painted.....or it says with usual wear and tear which would mean that the LL would paint it after your departure. Unfortunately because there is no law - it's open to manipulation and if a LL thinks he can get you to pay it as a way of getting your deposit back - he'll try it on.....

Think it depends on your landlord....they should paint the property every 2 years even if you are not moving.... normal wear and tear should not be charged for. dont think they are obliged to paint it every 2 years i think its an unwritten rule that they should paint it when changing tenants.

bumping as interested to know as we are moving out shortly after 2 years and ours will need internal decorating and we don't want to lose deposit over this! Thanks
