Hi all,

We are about to purchase a 3 bedroom townhouse at Arabella in Mudon.

Does anyone of you live there?

I would be grateful if anyone could share insights about the community. Pros and cons and anything else to consider.

-Are there issues with smells, noise, maintanance etc?

-How is the traffic in the mornings and evening?

-Are there any community areas yet?

-Any issues with the developer?

-How is the community in general?

Hi. Always happy to help :-) We are in the Naseem Townhouses but Arabella looks great and the plus point is that the villas are brand new. I think either garden or internal road facing should be okay. We are in a corner road facing unit and hardly hear the noise from Al Qudra.

Hi Libra1610, Thank you very much. for taking the time to reply. This sounds so promising. Most likely we will go ahead. Now it is all about finding the right unit as it is so hard to imagine how it will look like and which area is best to choose from. We prefer the single row one and we now have the option of either going for an internal road or garden facing property. One of the most important things is that the area is quiet and private so I am unsure which one is the best option. Plus we would like to be near the mosque. If you have any advise on that please feel free to share. You really made my day with your positive comments as we really want to make sure to choose the right community.

We are in Mudon and absolutely love it. We bought last year and don't regret it one bit. No major maintenance issues so far. we have contracted with a decent maintenance company and they manage our property quite well. Traffic is not an issue for us as i leave the house by 6:50 a.m.. However the traffic tends to buildup on Al Qudra Road during peak morning hours. Evenings are still okay. We have 2 pools, lots of small playgrounds at every nook and corner, mosque, community center with a decent sized supermarket, Starbucks, couple of cafes etc. We love the community because its not huge but its quite full now. My kids have made lots of friends in the playground, basketball court etc. Also they are taking soccer lessons, guitar lessons and art classes within the community.
