Hi all,

I would love your advise on purchasing property in the UAE.

We are now consider to buy a townhouse and since it is our first property over here I would love to know any insights on any extra costs and things to consider. Furthermore, can anyone suggest any financial institutions that are best to work with in terms of mortgages? Since we are looking to buy a house that is already build I would guess that besides paying it all in cash, this is the only way.

We are exploring the option of either buying directly from the owner or the developer aswe would like to live in the house for a while. It would be wonderful if you could share experiences and feedback as I would like to prevent any issues.

In terms of the areas, we are currently looking into Arabian Ranches, Mudon, Mira, Jumeirah Gulf Estates and Meydan as the prices seem lower for some reason.

I would highly appreciate your insights on this and anything else you feel like sharing.

Thanks a lot in advance.

Dear Haim, Thank you very much and this is very useful advise. I have been informed that it is best to liaise with a broker as they are able to provide all information and costs. There are so many though so I will definitely let you know once I find one which I can trust and recommend. It is still a mystery for me on how they can provide the service for free. I will definitely keep you posted on this. In regards of the areas I have been told it is important to check if there are any electrical lines in close proximity as apparently they are very bad for human health. I don't have much research on this but especially when busying property I would try and avoid it to be on the safe side. We are currently amidst it all but as soon as I have some more tangible information I will make sure to share it as it might help others who wish to purchase property. If in the meantime there are others who would like to share their experience I would be grateful.

I'm not 100% sure on the exact costs and routes to take but we did do a little research - my husband and I - and we realised that to buy a 1.8mil villa in Springs would require at least a 600k deposit that includes the services fees etc, then payment would be less than 7k per month over 25 years... property finder and emirates nbd offer good mortgage advice! anyway, good luck with your house buying -- do let us know how you get on as my husband and I would love to purchase in the future so hearing your experiences would be very helpful
