Yes, a closed community is definitely better if you have small children. Lots of kids are seen riding their bikes around. I don't have small children so that wasn't in my criteria when looking. Good luck with your search.

Do you think that the leasing office is simply using the "we are full" or "waiting list" tactic to keep the prices higher than market and to make it more enticing to live there?

Having lived there, I really don't think the villas are worth the price they are asking. I'm now in a 5 bedroom villa on a compound of 6, with a shared swimming pool, bigger bedrooms, bigger maid's room and bigger kitchen but a smaller lounge and I'm now paying AED100,000.
If you are keen on Shorooq, it may be better going down in person and speaking with them.
couple of months ago i saw a shorooq villa 4 bed for rent direct from owner so is it possible to lease it other than from salwan,My current contract expires in 2 months but i wouldnt mind moving in immediately if i can find one.Tasha do you know someone in shorooq who has leased a property like this...
Nope sorry. Wasn't aware that some villas might be privately owned.

There was a small play area at the back of the house I was in but it wasn't much and as for pools, a neighbour told me that when she had asked the Landlord company had now decided that pools were now not going to be built but you might want to check that out.

That's a shame and I'm surprised that there's such a long waiting list. There 3 villas that came up just in our street alone and I bet that a lot more will be coming up soon as we I first moved in, Shorooq was very empty but started filling up in the next 2 to 3 months after and therefore, I imagine that quite a few will be vacating.
Whilst the villas are nicely built, I do think they are overpriced in that there are no facilities within such a large compound such as a swimming pool.
I found a much better deal and for a lot less, also in Mirdif.

Stay persistent and call them weekly like I will. Really, I've been on the list for months and have never heard from them. Good luck!

Yes, there is a waiting list...but I think it's more of an interest list. And it's not really working since I've entered on it several times, and have never once been called (for MONTHS!) LOL. I call them about once a month. Good to hear there are 3 bedroom villas opening up though...better change my calling frequency to weekly!

Just re-read the Contract and Salwan is in fact the Manager (who you would need to contact) and it's Dubai Properties who is the Landlord

I'll do you one better as I have just asked Shorooq (we are looking there too).
There are currently 2 4bedroom villas available. They are both renting for k. It will take 2 weeks for the villa to be painted/cleaned and ready for move-in. In that 2 weeks time, they do the application process (copies of documents, signing papers, etc).
