Hi, I'm moving out to Dubai at the end of the month and I'm trying to find an apartment to rent (we get put up for the first month in a hotel through husband's work)
We're interested in renting an apartment on the Palm, can you give any advice about the apartments on the Palm?
I like the look of the Marina Residence apartments, however not sure if Shoreline or Golden Mile apartments are better.

Any advice is appreciated x

Hi there, Does the Marina Residence have access to the beach and pool? Also, how much are the two beds going for now on the palm, and are they more popular than 3 beds? Marina Residences have pool/gym access but no beach! Just done an apartment in Marina Res 4 and I am pretty sure there is no beach access, there is a little marina in front - the beach is at Tiara next door! Marina Residences 1,2,3 have no beach (I'm in 2), but I THINK 4, 5 and 6 - on the other side - may have beach access. edited by Cornish Pixie on 19/04/2011 OK I only thought there was one because it is on the "beach" side. I believe they recently opened the marina on that side.

Don t choose shorleline The beaches may look lovely but the apartments are awful for noise !!! You can hear the next apt going to the loo and even sneezing !!!!!!!!!!!!!!!!!!!!!!!!! I agree with this, you can hear everything. This made us move to Golden Mile, and although the apartments are really nice... the street feels a bit deserted and as mentioned no beach and pool and gym (which was going to be ready in 2 weeks when we moved in in November 2009 :))... Try to find an a balcony which is not on the street side, it might seem like small streets but it gets quite noisy on the balcony. Good luck!

Marina Residences have pool/gym access but no beach! Oceana - 2 bed units are available if you call round at about 190k and then you get the full beach access! Dubizzle is still the best place to get a guide on current prices, there are quite a few shoreline apts available but size wise/storage space Marina Res is way better value, and all the kitchens come equipped!

The PDC capacity charge in a large 2 bed in the shoreline was AED411.88 per month, so it varies.

The fairmont are now charging for the use of the gym and the second pool also i hear they have big problems with ventilation smells. Be aware most lease contracts for the cooling system now include the CAPACITY CHARGES which is an xtra 204.00 dhs per month on top no matter how much the consumption is.

Make sure you find out exactly what facilities you have access to. I dont know if Golden Mile apartments have pool or beach access, the shoreline have beach pool and gym access and I think the Marina has pool and probably gym access - please dont take this as 100% correct. Have you also thought about Oceana or Fairmont residences, Oceana are modern and have pool, beach and a gym. Fairmont has a lovely pool area. Also find out what is included in the rent as Crystil has said, on the Palm there is a monthly standing charge fee for Palm district cooling on top of the fee for usage. Make sure you clearly understand what you pay for and what the landlord pays for and get it writen in the lease.

Hi LAD. I live on the Palm - Marina Residence. I have seen the Tiara apartments and they are very nice. Oceana is also very nice as well. I do know that 2 BRs in both properties are pretty scarce. A friend of mine looked at Oceana about 2 months ago and was told there was a waiting list for 2 BR apartments. I'm quite happy with my apartment - a 3 BR. I will tell you that when signing the lease make sure that the LL will be responsible for the maintenance fee as well as the Palm Utility monthly fee. If the LL wants you to pay the Palm utility monthly fee, then negotiate your rent down to cover the utility fee. (I don't know what a 2 BR monthly fee would be.) The utility fee adds another (roughly) 18,000 on to our annual rent. Our lease will be up in June and when we renegotiate we are going to look for a considerable decrease as we believe that our basic rent is still high considering what is/will be available, as well as the additional monthly utility fee. And our LL is a (so-called) friend!!!
