Painting your UAE Home- Things to Consider

Moving houses in the UAE is a familiar scene given the fluctuations in the local real-estate market.

In fact, most residents move every two to four years within Dubai, Abu Dhabi and Sharjah. Although it can be hard uprooting yourself, it can also be rewarding because it gives you an opportunity to create a blank canvas for your new home. Most tenants avoid painting their walls because they know that the place isn’t theirs and they fear that the landlord won’t give back their deposit. However, remember you are a partial owner of that property for however long your rent is.  Don’t stop yourself from painting your walls into different colors and sprucing up your home.

Consider these three things before painting:

1. Landlords’ permission: You can paint your UAE home without your landlords’ permission as long as you return the house in its original condition. This clause is written in every contract, that’s why you do not need to ask permission for every time you want to hammer a nail into a wall.

However, if you’re planning some major rework beyond normal painting (e.g. covering your wall with wooden panels, building a structure on the wall…etc) its best to ask permission from your landlord first.

2. Do it yourself: Your next step is to consider if you want to paint your walls yourself or hire a professional.

Don’t assume DIY is a cheaper option than hiring a professional, as you need to consider the cost of supplies such as brushes, paint, containers, primer and your own labor. Your time is money too! Even if you decide to do it yourself, it is also always best to consult with the paint sales representative on the color choice and the amount of paint you will need for your home before getting started.

3. Hiring a professional: : If you decide to go with a professional service then choose a service provider who sounds professional and takes the time to survey your house. Price isn’t everything.  Making sure that the company takes a survey of your house  in order to avoid last minute surprises.

When a company representative comes to your home, make sure to outline which walls you want to be painted and what color. Ask how much it will cost and the time it will take.

The rule of thumb is the more labor the company puts forward, the faster and the more expensive it will be.  Also ask if the company provides a guarantee or insurance in case of a bad job or damages to your furniture.

Asking questions and being thorough about the service you are getting is very important and will show the provider that you are a serious customer.
