Getting out of a lease

I have signed a lease to rent out my property (my permanent home) from the end of this month. The person has put down a deposit and will make a one off payment for the rent later this month. However, my circumstances have now changed and I can no longer lease the property. Can I get out of this contract? The potential tenant seems reasonable enough and he does not need to move until April so he still has time to find a place, however if he does not take it well can he legally be allowed to move in to the property?

Usually the contract is only signed by the LL when the money is/has changed hands, I would say that under the circumstances you should be able to return the holding deposit and tear up the contract, hopefully your 'tenant' will understand that your situation has suddenly changed. I don't think a claim by the tenant would hold up with the rent committee, should he try to take it that far, April is still over 2 months away and he has plenty of time to find something else and he is not out of pocket.

Im sure if the tenant is happy to find another property, and you give back any deposits and any out of pocket costs, a friendly handshake should do the trick.
