Sorry for pulling up an old thread but is there anyone living in JAV that can give some feedback? We are still on the waiting list but its seems like we might have the opportunity to get one, just wondering if its a good idea? Pro's / Con's? its just the two of us at present, love the idea of a house and not too worried about the old style more the practicalities.

I love the idea of it all. Love the space, front and back gardens etc but I do fear it won't be as ideal as I originally thought.

I lived in JAV for a number of years, and loved it. BUT.....
We had one of the better villas, i.e., didn't leak when it rained, didn't have rats, , but the sewerage system was forever getting blocked, and there always seemed to be some small bit of maintenance required every weekend ! We did our own maintenance if it was small, as that way we knew it had been properly repaired (and didn't have to wait for the maintenance company to get round to us). Even allowing for refurbishment, I don't think the villas are worth k130, especially if you are responsible for your own maintenance! One of the reasons that the redevelopment didn't go ahead (apart from the obvious lack of funds) was the presence of asbestos in the ceilings. It wasn't safe to break them down and allow asbestos to get into the air as the school was still open in the middle of the village. If anything happens to the villa roof, tenants will now be responsible - ouch, expensive!! The sewerage system will not have improved after 5 years of non use !
The Recreation Club is still open though, so new tenants should have access to the pool , tennis courts, squash courts, restaurants etc.
I think the village will come back again, if only because people live and work in that area and other communities are still expensive.
But, unlike Arnie, I won't be back !!

Apparently the 3 beds are 130-135k and the 4 beds are 135-140k per year. They have big front and back gardens but tenant totally responsible for landscaping.
Tenant also totally responsible for all maintenance which could be costly with them being old villas, even if renovated.
No plans for play grounds or pools or even landscaping common areas. I'm wondering if this village will come alive again? From what I've read it used to be a lovely place to live.

How much are they asking for them now? I was interested in the first few that were renovated at AED 75,000 per year but I expect they are asking too much money for these ones now. They are after all just prefabs.

Just wondering if anyone knows anything about these villas? They are being released for rental after being renovated after 5 years lying idle on account of the recession.
Too risky after such a long time being empty? Especially considering the maintenance is the tenants responsibility?
Reasonable rent considering escalating prices but will it most likely remain unfinished?
Any thoughts appreciated.
