Not sure yet - just moved in. One weird thing is that they have only one fan switch for all bathroom and kitchen. And the switch is in the fusebox. I find that a bit weird. Not used the AC yet. i shall look forward to that!

what are the most common problems with these villas? if there are any... For example in Springs lots of the houses have cracks in the walls or poor piping. Anything to look out for in particular when looking at villas in JVT??? We have had the most trouble with the a/c and 'dripping' from the vents, quick to fix but a bother when it happens in the middle of the night. I know others that have said the pipe work is if-y = brown water due to rust in the pipes, our LL sorted this for us, but worth noting...

if you want to avoid agents try driving round as some of the villas have contact numbers on them - also we use Al Attar and I know they have empty properties for rent (no agent fees). They are a great landlord and provide maintenance services and a guy who actually lives in JVT at no extra cost. We are now in our second year in JVT and love it. An no i have no ties to Al Attar just think it is about time the good landlords were named and also these so called agents who take 5% for doing nothing were stopped

D'oh! I meant all bedrooms have own bathrooms! Each one also comes with a maids room as well.

I'm just moving into the Triangle and am very excited at what I'm getting compared to a 2bed for the same price in Springs (Living in Springs is like living on a building site and I can't walk anywhere because of the road construction). All the 3 and 4 beds (as far as I know) are in Jumeirah Village South, opposite side of Al Khail & Emirates road. I've seen 3 beds going for 75 and 4 beds for 85 on Dubizzle. They are all town houses (terraced houses) and all have their own bathrooms. There's a show home done out somewhere. I could try and find the agents no if u haven't found anything yet???

All the villas in Jumeirah Village Triangle are 2 bed + maid's room. They are very spacious though.

Hey Sue Nope, the deaw bill encompasses all cooling, water, sewearge fees etc, no extra charges. We live in the triangle, half built but getting busy, and they seem to be trying to finish parts of it. For us it is a bargain as we get so much room from a steal of a price. The area has its drawbacks, its irritating being so far from everyhting (ie cant walk and get a coffe or bread and milk) but that why it is so cheap. Weve had a few probs with our villa, but nothing huge, and nothing more than we encountered in our "prestige" emaar rental in downtown which was 3x the price! Romeo
