Dear fellow landlords, after having a dispute at the Rera ( in regards to acknowledged damages by the tenant) we unfortunately lost the case because.

We took the keys back with out calling the municipality to come and make a report of damges! This is a must when your checking your property , do not take the keys back. If the case goes to RERA by either party a municipality report had to be done.

So mad, so dissatisfied even when then judges were asking the tenant .. how do you think this is NOT damage?

Landlords be aware of all things when you rent your property.

Yes we were shocked when the RERA results came in that we lost and the reason why, is because we never got a REPORT from Municipality employee to document the damages done by the tenant. We got the keys back so it kind of says its ALL OK! we had burn marks on the kitchen cupboard, over 20 tiles chipped all over the house etc.... and it was brand new when we gave it. SO we had lost before we showed all the evidence being videos and detailed pictures and a witness. BUT NO ONE SAID anything, you just go through the process and then they say NO REPORT = Loose. **another alarming things is that the landlord takes a damage deposit correct?......but if there is damages you must sue him at Rera for the damages amount OF course with a report from Municipality! but you can not just delete the amount and give the remaining. THINGS have changed so please be aware of these rules they have in place.
