Palm Jumeirah, Oceana community?

We are considering leasing an apartment (for one of our Team) in the Oceana community. Does anyone live there that could provide feedback?

Do tenants that lease apartments there have access to the pools, gym, etc. without additional fees?

What is the usual allotment of parking spaces provided for a 3bedroom?

Any info would be great...TIA!

Whilst the facilities are great here please note there are major maintenance issues throughout the complex. Many apartments and corridors have large amounts of mould and leakage due to a huge issue with condensation. The condensation problem also causes damage to the wiring including the fire alarms. In the year I have stayed here the water has been cut off on numerous occassions due to faulty pipes on one occassion for 4 full days. Damage to cars in the car park due to leaking ceilings. Honestly the list is endless. The mangement company take no responsibilty and can be frustrating to deal with. There have also been problems with huge a/c bills. I know many others have experienced similar issues to mine so just wanted you to be aware all may not be as it seems make sure you insist maintenance is the landlords reponsibilty.

lol bbcb. You're right about paying for the consumption at the bar. Sometimes it is too tempting having a bar right on your doorstep.

tiara and oceana have free facilities - or facilities included into the price - Your main lounge windows are not touched by the contractors as these are not communal areas _ the outside of the bedroom windows and the communal building glass- landings etc are cleaned by the contractors and are done quarterly.. the owners of the properties pay the maintenance fees _ not the tenant _ although the tenant may be liable for 5 % municipality fee which is added to the DEWA bill _ its listed seperatley on the DEWA invoice ..either now or in the future .. There are always 2 spaces with a 3 bed and there are storage spaces in the basement app .. being controlled by Astecco. The facilities _ Pool, beach, gym and bar are free to use but as in the bar area - you pay for consumption ... HIC !

Malibumandy is right. They have brought in new security because there were complaints that at the weekends people living there couldn't get a lounger by the pool. You are now only allowed 4 guests per unit and you have to show your electronic swipe card before entering the pool area which seems to be working. As far as I am aware the windows that are inaccesable to residence get cleaned every quarter. Ours were done just after we moved in. The balconey windows do not get done. I had some men knock on my door the other day and said it was 100 AED to get the inside and outside done. Don't know if this is a good price but they are huge floor to ceiling windows!!!

We have friends live here and apparently they have just had a letter stating that you can only have 4 visitors on a weekend at any one time as they are trying to keep numbers down of people using the pool and facilities. When we visited the other weekend they were going around checking as well. Lovely facilities that my friends use for free. I was there with 2 children and definitely felt that it was a great place but more for people in their 20s and 30s. DJ playing music round the pool etc felt a bit club 18-30!

great feedback...thank you! Reading through the lease draft the agent sent us it says the tenant would be responsible for window cleaning inside and out (if the windows are like JBR's, there is no way we could do the outside); also that the landlord has paid 1 year maintenance but no memberships for tenants...will need to get clarification on these points! Any other feedback appreciated!

We have been in Oceana a couple of months now. We are in a 3 bed and have 2 parking spaces. I love it and the facilities are great. Large pool, private beach, lazy river and well equipt gym which are all free to residents. There is bar and the West 14th restaurant. Don't know about maintenance fees etc. as DHs work pays for everything. There was an issue with water to apartments being off for a few days a few weeks ago but this is now resolved. The only complaint is there are no shops within walking distance. The nearest are in the Shoreline apartments on the other side of the trunk which is at least a 20-30 minute walk away. Also, there is no public transport other than taxis. The pool can get busy at weekends as the Movenpick run the bar and ship in tourists from their hotels to use the pool. Hope this info helps.
