Hi All,

We are just about to renew our lease & windering what the current prices are for 3 bed compound villa with pool? and how many cheques LL are accepting now? I thought prices had gone down again since last year but our LL wants the same & the same # cheques?

Ours is an older villa so comes with the usual cracks & faults but it does have large rooms but only 1 BR en-suite, no wardrobes etc, inside Maids room and a nice shared garden area.

I'd be really interested to know whats really out there?

We also had a Mirdif LL who would not negotiate rent down so we moved out to a bigger villa for less money. It's worth adding up the costs of moving, agents fees etc to work out how much cheaper a new villa would have to be to actually save anything in the first year. Funny thing was our old villa stayed empty for almost 6 months and the new tenants got it for many thousands less than we had been paying.

I'm affraid me telling him what I want to pay & how many cheques won't work as I tried that the last 2 yrs (I even provided evidence of RE ads in Mirdif) & it just dragged on & on with me sending emails, faxes, making calls and no response at all for 2-3 months. Then they got really shirty & we have a couple of days to accept their offer or walk! However saying that I don't just want to cave in & accept. So yes, in a way I will tell him what I want - They have sent us an offer same as last year - 100K 4 Cheques so I want to know what other existing tennants are getting. I know new empty villas are going cheaper but what about existing tennants....I thought prices had gone down again since last year but our LL wants the same & the same # cheques?

They are going down. Look at the moment there's a huge issue with over supply with so many palces lying empty. Any LL trying to increase and keeping the nubmer of cheques low is silly, it's a renters market, you dictate to HIM not the other way around. Tell him what you want to pay and in how many cheques you want to pay it, if he doesn't accept, tell him fine you'll move as there are plenty of others will to take your offer.

Any more feedback out there from existing tennants? Are LL's reducing prices from last year or increasing # cheques? I thought prices had gone down again since last year but our LL wants the same & the same # cheques? TIA

We have been looking around by means of driving and the cheapest 3 bedroom in a compound with a pool was 75000. The kitchen was very small and dark though...

We pay AED 85K in 4 cheques. I think 4 cheques is pretty standard now. We do not have a pool but we are a private villa, so not in a compound with a nice big garden. HTH

Wow Shaks - that seems like a good deal! Chocs01 - Thanks, I did that last year and printed a load of ads off & gave to our LL (did no good), Dubizzle, Properties4u & some others but you know how it is, RE agent advertise stuff that seems great then when you call it's gone! That's why I was hoping to get a picture first hand from other Mirdiffians......as our is not prepared to budge at all on price or cheques. :\:

Not sure if this is any indication to go by but rented at the end of last year a 5 bedroom villa with 3 bathrooms ensuite, on a compound of 6 with a pool for 100,000. 1 cheque mind you but next door got theirs for 110,000. Just an indication. There are good deals to be had out there. <em>edited by moo moo on 04/04/2011</em>

we just got a 3 bedroom villa ( no compound) with living room, inside maid room, 2 bedrooms ( no built in cupboards ) sharing 1 bathroom, one master with dressing room , garden garage with remote control for 85,000 in 4 cheques. The LL wanted 90,000 12 cheques . We move in mid May and start paying remt 1st July. House seems OK- 3 years old .

Just had a quick look on dubizzle and the majority are around the 80,000 Dhs mark.
