Need advice! Looking to move to a 3 bed villa for around 130K

Hi all,

I've been in Dubai for nearly 5 years, but have been in the same apartment all that time. Now we're looking to move to a three bed villa. We're wanting to spend around 130K and our first choice location would be Jumeira or Um Suquiem....have looked on GNads4u and dubizzle and it seems like there are literally hundreds of 3 beds available at that price, but when I've spoken to friends etc everyone seems to think we need to spend more like 180K.

I guess my question is does anyone know if these villas for 130k are worth looking at or if I am wasting my time (we want somewhere in good condition) And am I missing anything in terms of areas to look in ...Barsha?? We want a central location, not keen on Springs.

Would love to hear from anyone whose been looking recently.

I know of 3 bedroom villas plus maids room and shared pool that are 110K in Al Badda, that is just off Al Wasl Road in the Jumeriah 1 area. They are rented through Al Kawakab prperty management 04 3434141. I rent fromthis company - though not those villas - and they are very good LL's.

You could try Dubai International Property as well. Their office is located on the street opposite of Jumeirah Post Office. If you are coming from Safa Park, you will take the left turning at the post office signal. Their office is on the left handside. A friend of mine got a 3 bedroom villa from them for AED125K. The villa is close to the post office and safa park. The garden is small though but the bedrooms are big. My friend said that two villas are currently vacant but not sure whether they have actually been rented out or not.

Thanks everyone, that's encouraging. And I think Barsha is definitely worth a look. Any other advice re finding decent Estate Agents etc...or shall I just start ringing the numbers in the ads?!

Have a look at propertyfinder.ae as well. I found Dubizzle all the places are the same but with different agents!

Hi, I would definitely take a look if were you, there are some really nice villas available for that price range... I saw a villa for 180 which had 5 bedrooms and private pool, friends of mine live in a 3 bedroom which is older but nice, and well maintained... You could also consider Falcon City, Arabian Ranches and The Villa for that price range... Honestly go and look you'll be surprised at what is available...also keep in mind most of the jum/umm suq villas are owned by locals who didn't pay the inflated sale prices as were in the springs/AR kinds of areas so they were able to put the rents down a lot more... ETA: the example of 180 was to show that a 3 bedder at 130k would be possible... <em>edited by AdviceSeeker on 16/01/2011</em>

Try giving arenco a call they had villas in those areas for that budget. My friends moved into a lovely 4 bed off al wasl for 130k found on dubizzle. It's really worth looking and negotiating.

Al Barsha is a really nice area i like it around there, the villas have character and are very reasonable rent wise, its also centrally located to pretty much everywhere, Mirdif are cheap villas prob around 100k for a 3 bed but it depends if you like the area or not, i did see a townhouse in motorcity for 140k which is quite good price.
