How can I find a new tenant for the rest of our contract?

Hi - my family and I are leaving Dubai and I need to find a new tenant to take over the remaining 8 months or so of our housing contract. Beyond adverts at my husband's work and asking friends, does anyone know how I can advertise this?? I've tried Dubizzle but you need to be an agent or landlord to do this, and I am neither!! Are there laws about me trying to advertise in this way? Thanks, AnnieD

Hi, Annie - glad to hear your landlord is being helpful about it. I'm sure there was someone on here in the past week who was moving to Dubai shortly and was looking for something in the Springs. Husband already here, I think. You could do a search and see if you have a ready-made EW tenant :)

Thanks for all the advice - we've got a two-month penalty if we don't fill the house but our landlord has just said go ahead and get agents involved etc. so I guess that's what we'll do. Hopefully it won't be too difficult as I just met someone who rents a 2 bed in Springs 1 who pays AED 25,000 more a year than we pay for our 105k 3-bed in Springs 3. Apparently we've got a bit of bargain - or maybe my friend's not very good at bargaining...

HI ANNIE, I ADVICE YOU NOT TO TRY AND SUBLEASE THE PROPERTY AS ITS ILLEGAL IN DUBAI AND BREACH OF CONTRACT. YOU SHOULD APPROACH YOUR LANDLORD DIRECTLY INFORM HIM ABOUT THE REASON YOU ARE BREAKING THE CONTRACT EARLY AND PAY ONE MONTH PENALTY IF THE 30DAYS NOTICE IS GIVEN IN WRITING. IF YOUR LANDLORD IS A GOOD MAN HE WOULD LET U GO AND FIND ANOTHER TENANT IN NO TIME. I COME FROM A REAL ESTATE BACKGROUND SO LET ME KNOW IF U NEED ANY HELP :) CHEERS

Yep, agree with desertkiwi approach your landlord and get the necessary paperwork so you can advertise the last 8 months... also check for a get out clause cause if you have one them maybe you wont need to go through all this hassle...

Given that it is the tenants who pay commission to the Real Estate agents, your Landlord should have no problem in approaching a real estate agent to rent out the unit/villa. Or letting you have the paperwork to do so. The new tenants will make a new contract of their own rather than take over yours. (You will prob find that your contract states that you cannot sublet the existing contract, if it doesn't ... it's not a RERA approved contract) The main problem that Landlords have is the income, so as long as you are paying rent until the new tenant is found the landlord should be fine to advertise the unit/villa and put you down as the contact to arrange the viewings. That way the landlord is not losing any money or missing any payments. The only problem you may encounter, is if you are paying a rent that is higher than the current market rate.... he won't want to accept a lower rent when theoretically you would would have been paying a higher amount until the end of your contract.
