As a former real estate agent, I know most would work their pants off to try to rent it out.
The owner never pays a fee, so I don't know what these agents been doing...
May I ask you as a former real estate agent a few questions? If the owner doesn't pay any fee, (thanks for clarifying that), what incentive does the agent have to help a tenant negotiate the rent down? Your fee is based on the rent value, if I am not mistaken. Do you represent the owner or the tenant?
An agent wants the highest rent they can get as it gives them more comission.
If the agent tries to negotiate the price down, it generally means that the price is set too high for rent.

Number of cheques has nothing to do with the comission, only the rent amount.

I am curious (OP) if you can share what these agents ask of the owners like yourself? Do they charge you a fee as well as the tenant? What is their fee, if any? What "service" do they offer exactly? As a person looking for a place, I would like to always work with owners, when possible! It is nice to know both sides
