Khubairat & where to live

We just found out that we need to relocate to Abu Dhabi in the next 3 weeks at the latest! Our daughter got a place in Khubairat school, and I have no idea which area would be the best to live in, within an easy reach of the school and the Corniche (where my hubbie works). We need 3bedrooms and the budget is 150k. Please can anyone advise me which areas I should look into.

Personally I think KCB is further away than KCA, and much less on offer there. In KCA there are shops and cafes, whereas in KCB there is sand and sand! If you want a compound Sas Al Nakheel would probably be your best option, they have different sized villas, and a good community with pool and supermarket. You may also, in time, be able to car pool as lots of people go to BSAK from there. Good luck! i disagree with kcb being further away than kca i have lived in both, and the journey from home to school is certainly less going to kcb, now that depends on whereabouts you live there of course, the further in the longer it will be, also disagree with the sand, now if you were talking 2 years ago kcb was called moonbase alpha, this was because the sand did creap across the roads, but thats not the case as they have put in pavements, and street lighting on all the roads, they have put in proper drains, and they are now putting in irrigiation to green the sides of the main roads, none of this is happening in kca. yes kca does have the pinks shops and other things but its much busier, sometimes it can be a long time trying to get into off the main road, unlike kcb there are a variety of ways in and no traffic, hence why it takes me less for the school commute.

150k will get you a 5 bed villa with own pool in Al Reef Desert community. Desert community is the newest release of villas. Arabian community is fully complete (not a building site as previously described) but I think the rents are a little higher. Arabian has its own pool, gym and play areas with a lovely community spirit. Shops opening in May apparently (???!!) but is only 10 mins from spinneys and abela. The drive to the corniche is only 20 mins (depending on which end). Must admit though we never considered KCB as that seemed a little remote when we were looking. Al Seef might be worth looking at, friends of ours just looked at a 2 bed apartment there for 150k, they are in a very good location for getting on and off island (might be tricky getting to the corniche from there tho until Salam St is finished fully).

if u want a place that has a pool and community areas then you would need to go for the compounds such as sas al nakhel mangrove village seashore villas raha gardens these are all just off island or in kca then there is al reef but its still a building site. kca and kcb are individual villas some small compounds with or without pools. you will need to drive a car for any of these areas anyways but in kca and kcb they do have bus services, but kcb is better for the buses imho. sas al nahkel is right by the power lines 3 beds are 180 i believe villas in al reef for a 5 bed with pool are around 150 now but its much further out by the airport. raha gardens is another one but no community pool yet and shops are being built but its got places close by. you could look at raha beach 110 or so for a 2 bed apartment. you will also have to add parking permits for all properties on island if you do not have a proper garage etc, that can add 2k to your price of rent etc.

You are right, they told us we would not get a place for next year, so either relocate now or forget the september. I'd love to go to hotel apt, but we have some furniture and sooo much stuff. Right, so kca or kcb is also an option, especially if for the same price we can get a villa. Tell, are these new area good for the community. We are used to live within one, with a play area, pool, lots of friends. I would hate to be stuck in the middle of nowhere with no shops and everyone for themselves.

what i would do would be to come into an hotel apartment, move over see how the city works, and then see what takes your fancy. khalydia is a good area, but you can get a villa off island for like 150k. commute from kca or kcb to corniche is like 40 mins,commute to bsak from kca is 30 mins where by from khalydia to bsak can be 20 mins. yes you were lucky to get a spot, reception is difficult to get into and you got that place i suspect because you are already an expat and not coming direct from uk, if you didnt take the spot you wouldnt get in for next year.

Thanks for your reply, its very helpful. Yes, we do feel very lucky with the bsak. She will go to FS2 in April, so I guess a good start for her. How about Khalidiya, is it a good arae? an agency has some flats there- though expensive- 180k 3 bed. gosh, only 2 weeks to go, so stressed.

you are lucky to get into bsak which year? us people that go to bsak travel from far and wide. for 150 you will find it difficult to find anything good on island, there is a smallish 3 bed just opposite the school but the majority of those are extremely old once a building gets to 20 years it gets demolished, and all of the ones (apart from the ones that are new! that have already been demolished) so be aware that if you do get one there you may get a notice of evicition anytime. people travel from corniche but it can take you 30 mins, or a lot of people now travel from kca where you can get a villa at the moment as the prices have come down a lot kca can be 30 mins kcb 20 mins it all depends on how far into the khalifa and how wiggly the roads are, there are a lot of roundabouts/traffic hold ups so it can take you 10 mins or so in kca from the main road, so position is important.
