Hi ladies, I just wanted to tell you about a new development at Dubai Waterfront that you might not know about. It is in Jebel Ali, 20 mins from Tecom and 10 mins from Ibn Battuta. There are townhouses starting from 100k going up to massive 5 bedroom houses for 275k.

The finishings are really nice, very good quality. And the area is very safe and family-friendly. You can see a lot of gazelles that have wandered up from the palace. The Jebel Ali Beach Resort is 5 mins away, but I understand that Nakheel are going to be opening up the local beach for residents to use.

Just thought you might be interested if you were on a budget or wanted to beat the traffic.

Veganprincess, your welcome :) Al badrah may not be as noisy as Furjan, but there is construction noise 24x7. I believe only for x'mas there was a holiday and no work but every day they work round the clock with awfully loud noises and the sound proofing is rubbish. Made in Sheffield, you dodged a bullet here :) Agents in Al Badrah cannot be trusted as they are lying and overselling this place, when the reality is completely different. Sadly, we are at the mercy of the useless agents as most LL's are not interested in dealing with renters directly. Hopefully one day this will change, till then, all we can do is bang our head every time we have to deal with them :lol: Noise has been more of an issue in terms of the residents than anything else-in the corridors and the shared areas, pool etc-children running round screaming, playing football etc. We were willing to overlook the construction site appearance (and reality)! But for a new build to be falling apart (broken W.C.'s, crumbling walls, no A/C for 10 weeks...sigh.... We really are at the mercy of the agents as you say Artzee. Then there's the LL's and in the case of Furjan, arguments over who is responsible for maintenance-contractors...sub contractors etc. We've been here 16 years and we're saddened it has come to this...

Sorry to be resurrecting an old thread. We're considering looking at this area-we're currently just up the road in Furjan but need to move by the first week of March. Can anyone tell us if there are buses/feeder buses available to the nearest metro? We don't drive so transport is an issue. TIA! :rainbow: Al Badrah or Veneto? Both communities do not have feeder buses / bus to anywhere. That said, can't speak of Veneto but we just moved to Badrah about 3 months back and it's a nightmare. The villa's and apartments are poorly constructed. Sadly it has already become 50% like International City. Laborers and Business women have taken over the villas and apartments and security just take a blind eye. Security is useless and after midnight anyone can enter the community. There are no pools or shops, a handful of restaurants deliver. Will not be renewing end of this year. We looked at the apartments at Badrah just over year ago and actually put a deposit down as the landlord agreed to 4 cheques. The estate agent then told us he'd given it to someone else who could do 1 cheque. Looks like we had a lucky escape. It's such a shame as we thought the area was lovely and quiet and naively thought the pool would be open in a matter of months. We ended up moving to Damac Naia in Downtown Jebel Ali. The security people are great, only a 10 minute walk to the metro station and straight onto SZR in a matter of minutes. There are no villas there though, only apartments.

Nakheel is the developer, but there are no district cooling charges. It is in with your DEWA, which is much cheaper.

Hi [b'>saralou123[/b'>, yes, that's them. The Badrah townhouses are 100k for a 2 bed and 125k for a 3 bed. The Veneto villas are huge with 4/5 beds (some with pools) and are 275k.
