JLT any towers recommended or to be avoided

Thinking of moving there with DH and a 2 year old at the end of this month. I see there is a lot about but when you ring the Agents they all say such and such is the best tower and there are no problems etc.

Any comments would be gratefully received.

Hi, I’m planning to buy property in Dubai. Any recommendations which buildings to look for and which to avoid in JLT? I saw an appartment in Lake Point Tower. Fully upgraded. What are the pros and cons of that building? Third question...how much is your approximate bill for chiller, DEWA and Municipality (sewerage and housing)? I heard that most of the buildings are supplied by EMPOER. Which is very expensive. Thank you

pretty much Nimonemo, maid's bathroom is also separate, and theres a powder room and a laundry room. i don't think theres an option of not having the maids room, but you could always turn that into a store room or something.

Ladies, is there any particular reason you are posting everything about your flats but not the price? I would be interested in prices, as I am already living in JLT and I think I am paying too much (75 k for 1 fully furnished bedroom flat) Do you think I will get a 2 bedroom for that price? (ref made to you apartment), its fully furnished so its probably a good deal, I don't know, as I've furnished my own apartment. My neighbor lives in Green Lake Tower S1, 20someting floor, views to the lakes, two bedroom plus maids, two full bathrooms, two balconies, huge living room and very good quality furniture 130k. (Company pays so he does not care). ashesf - is your flat as described above or it is possible to have a 2 bedroom without maids? <em>edited by Nimonemo on 09/05/2011</em>

i'm in green lakes, two bedroom, 1800sq ft, paying 92k (inc a/c), but these three buildings, the madina tower and the tamweel towers are known to have the highest rates. love my apt though, excellent facilities. we have friends over at mag214, they're paying 85k (without a/c), two bed, 1500sq ft also in saba tower, fully furnished two bed but small, i think about 1300 sq ft?, 75k also in lake terrace, one bed, 850sq ft, 50k (without a/c) Thanks so much for such a good info! Is your flat furnished? I also love Green Lakes, that why is expensive, because it is very good!

jlt is incredibly wide-ranging in prices, i think that's why most people won't give away what they're paying. it depends on the building, the finishing, the maintenance charges, the security, the type of people living in it, the a/c charges, and the views (szr views can go for up to 20k more), facilities, etc etc. for example, you'll find a decent sized three bed in the armada towers for 60k, but then it'll have other issues..

Hi, when we first came to DXB in Dec 10 to look for accommodation we've covered the marina and JLT side, we had viewings with the estate agents but in the end we just walked into the buildings and asked security if any available places to view, loads of buildings listed below were full or we didn't like...in the end we settled with the (sand looking) building beside Bonnington hotel, its known as J2...we also have a 2 y old son, the kitchen is separate from the living area, the rooms are big, each room is ensuite, the pool can be a bit putting off when windy weather but you can use it at noon, cause its shaded...oh and its a new building, maybe worth looking into it i think still quite a lot available, u can just walk in and ask security to show u round. Good luck with H.Hunt and the move. JB

We are in Lake View tower by Damac, we love it. The building is always clean, great pool and BBQ area on 1st floor, men and ladies gym. We are in a 2 bed apartment and it is huge, about 1500sqft. Blacony is big enough to entertain about 40 people at one time. Worth a look :) We're in the twin: Lake Terrace by Damac, same facilities as above and agree if more than 1 bedroom usually the balcony is huge; great for entertaining. Love it here! 3rd year! Oh and we get our own mailbox in the building too (FOC). ;) Oh and only thing is I would have much preferred a sectioning off from the kitchen,; its fully open but then its great when DH is in the living room and we can still talk to each other when I'm in the kitchen. :) <em>edited by Diamante on 09/05/2011</em>

I Used to live in Saba Tower 3 and had to move out because of a mold problem.. My husband and I traveled last summer for a few months and when we got back everything in the apartment was green and moldy!! (btw we left the AC on all summer too cuz it gets really hot).. we had to move out immediately..They must have not installed it right or used the right material when building cuz it seem like is in the ventilation system.. and when i complained to Saba, they weren't any help at all... actually the wanted to charge me to check the problem...

I am also looking for a tower in JLT. Thanks ladies for all your comments. I would appreciate if you could share prices as well. Babyrat if you are visiting towers these days, could you share all the info with me, please? I will do the same, starting right now: I have been 1 year living in JLT, Green Lake Towers, Tower S1. Lovely building, nice and efficient staff, clean pool and gym. Sauna and steam room were out of service a couple of times, they fixed them. 1 BR, 100% furnished (we did not have to buy a fork!) 75K. That is why we are looking at other buildings as we think it is a little bit expensive. However, I don´t want to go backwards in quality, I have seen some dreadful apartments in other parts of town and after that I am only going to consider JLT or Downtown.

I live in Seef 2 and it is gorgeous! We live in a spacious 2 bedroom apartment (1690 sq ft) that overlooks Elocio lake and we have a super market down stairs and facilities on the 39th floor (pool, gym, kids play area, sauna, jaccuzi). The bathrooms are all Villeroy and Boch and the finishing is wonderful. I recommend you go to the jlt community blog for all your questions about JLT community. The website is jltcommunity.blogspot.com Beware though that although Tamweel tower and Seef 3 look the same, the finishing is not the same at all as they are not the same developer. Deyaar is the developer of Seef 2. Good luck!

Hi Babyrat, we lived at Green Lakes (s2) for about a year. It was ok. Not great. There are a lot of wiring and plumbing problems in the building so it really depends on the individual apartment. Some seemed to have very good soundproofing, some not so much. I would DEMAND an agent allow you to see and hear the apartment at night. We knew people in a not sound-proofed apartment who could literally hear their upstairs neighbors walking around! We never heard anything in ours. I would also find out who lives around you. One of the apartments down the hall from us was full of young women who were (shall we say) working from home. They were very very busy and it made for lots of doors opening and closing etc. during the day and night. They were nothing more than a nuisance but sometimes they were a bit too friendly to the DH (little creepy). Best of luck!

Indigo - a friend lives there and the flat is somewhat awkward shape and the built-in kitchen and tiling is cheap looking. Avoid. Also avoid the buildings aroiund Indig as Indigo has these strong blue lights all night. Goldcrest 2 - Went there once, not stunning but seemed normal Al Seef II - other friend lives there, this one I can truly recommend, really big nice flats, with plenty of light but not too much, huge kitchen, very big master bedrom, nice finishes. Their two bedroom is over 200 m2!!

I'm a fan of Palladium tower Good points: good maintenance, carrefour downstairs, metro next door and the Marina park is easy to walk to for your child... Also have kiddie pool and upstairs track that kids can run around or ride their cars on,they're also getting in the greenery by the lake and outside of the building now. Bad points: not all apartments come with designated parking, that can be a HUGE pain.
