Chiller fee for one bedroom

Hi All,

I am thinking to move into an apartment and its rent doesn't include chiller fee. Would like to know approximately annual chiller fee.

This apartment has a meter and fee will be based on consumption.
Size: around 1000sqft

According to
Agent:around 3000dhs per year
Article: 5000-7000dhs per year

There's big gap and I'm confused.
Please share your current fee or experience!

I have a 1 bedroom in Business Bay and all our apartments have separate chiller charges now. My apt is 989 sq ft and breakdown is generally the same every month; Cooling Consumption ranges from AED100 winter to AED300 in summer/month Fixed charge for "declared load" which is AED263/month Fixed charge for service/admin fee AED50/month I try to always turn my a/c off when i am at work and in winters only use the bedroom unit in the evenings. Summer i run a/c almost all day long. Hope this helps.

You need to find out if your building is chiller free or not. Sarah lives in the Greens and the entire Greens, as is often the case with Emaar, is "chiller free" because the building has an internal a/c unit that is paid for by landlord through his maintenance fees. The tenants do not pay a separate a/c charge, nor is the electricity consumed by the a/c included in the tenant's DEWA bill. Sometimes the summer dewa bills may seem to be higher but that is often more a reflection of different energy usage in the summer months compared to the winter months, and not because of a/c usages. Other areas like JLT are almost all entirely district cooling, where the tenant has a separate A/C account and pays a minimum monthly or quarterly charge, plus the actual monthly usage. The Marina is almost entirely "chiller free" as is Downtown, while Business Bay is almost entirely district cooling. Motor City is district cooling. Sports City is chiller free. Buildings along Sheikh Zayed tend to be chiller free. Find out from your agent / building management what system the building falls into. If it's a district cooling building then your annual a/c usage charges will probably be around 6,000 for a 1-bedroom if what I hear from others is accurate.

Hi Saralou - it would seem your landlord is paying your A/C, which is supplied by the management - EMAAR as DEWA does not include A/C.

I am in a one bed in the Greens and my total DEWA bill is never more than AED450 a month. My Aircon is on a automatic timer so in the summer months is left on all day, I use the washing machine 3 times a week and also have a dishwasher. if you remove the housing my entire bill is only AED100 per month

You could ask the managing agents such as Emaar for your building what the average cost for a one bed. in a certain building is likely to be. You can also reduce cost by not running A/C all the time - many people switch it off in the winter for a few hours but you have to be careful you don't get any mould from damp. Some landlord may include it in their rent as they are the people who would pay the actual bill usually. er no we don't! If it's Emicool, the tenant has the account in their name and they pay it, owners don't. Also Emicool has a standard minimum fee a year. Yes it will also depend on the provider I suppose, there is Palm Cooling as well, don't know if they differ in price.

The article sound more accurate. A friend lives in a smaller 1 bedroom (750 soft) and she says her chiller bills are mostly just below 500 dhs a month.
