I went directly with Tamweel in the end as I chose a short term mortgage, and was planning to make large chunks of payments off my mortgage and Tamweel was offering that option without any extra charges. The guy who organized my mortgage from Tamweel was really helpful, and the first thing he said to me when I mentioned a mortgage broker was, let me save you the mortgage broker fee and just come directly to us which we did in the end whilst the mortgage broker was busy trying to get me to send over my offer from Tamweel so that he could claim it as his brokerage if we went with them... I did my own research independently whilst the mortgage broker who I paid a 5000AED deposit to was bringing me the "great deals" which were advertised widely and I could get on my own by simply calling the banks. The main difference between Islamic finance (such as tamweel) and Regular Finance (such as HSBC) is the property is actually in the banks name and you rent the property off the bank until the agreement is over whereas with regular finance the property is in your name. The Islamic finance is absolutely fine though as its all covered in the contract. The best deal at the moment is with United Arab Bank, Tamweel had a few good offers and HSBC had an OK offer last time I checked. ADCB has a high interest rate but you can get 85% finance for properties that are master developed Tamweel offers up to 80% the last rate I saw was 5.5% United Arab Bank offers 3.99% (not sure of the terms and conditions relating to that low rate though) Standard charted was offering a low rate, but I'm not sure what the offer is... http://www.uaemoneymarket.com/ Some websites that you can compare the loan prices etc, not sure how up to date it is but its a good resource to give you a list of banks etc anyway for you to contact. My advice would be to first contact all the banks and get their rates and T's and C's then if you really want to go with a mortgage broker, at least you're armed with all the rates so if they give you the BS that they're getting you the best rate because of their connections you'll know whether they're telling the truth or not If I could do it over, I wouldn't have paid the 5000 retainer to a mortgage broker, was a waste of money :)
