I'm hearing over and over it's a renter's market right now and we should negotiate our rent. We are currently looking for something in AR's and I'm wondering if anyone has been successful lately negotiating their rent and how much you were able to save over their asking price.

I think DH may have found a house. We should know today if the LL accepted our offer. The only drawback is it's a type 16 which might require some creative placement of our furniture. I have a small Ikea table (only seats 4) that I keep in my kitchen in our flat in AD that I use for lunches for the boys but can't tell from the pictures if it will fit in the type 16 kitchen. Anyone been in a 16 and put a small table in the middle of the kitchen?

if dealing with Landlord/lady direct we found actually emailing similar properties and their prices on dubizzle as evidence. We were in Dxb when the rents were stupid high but nevertheless we were pleasantly surprised that Landlady dropped it by 46% when we renewed the following yr!!!! no. of cheques is also a big incentive for LL to drop price <em>edited by caduku on 08/01/2011</em>

Even better if you can find propeties where you deal directly with the landlord and not with an agent. Most of these agents get their money for doing practically nothing and even then you have to chase them up constantly. :)

NEGOTIATE!!!!! Even in with deloper run communities you can do it! It's a renters market make the LL sweat and the package work for YOU!!!! Take at least 25% off the rental price and work up.

Thank you Clairehdp! DH isn't much of a negotiator. He sends me in for the heavy stuff, calls me his little pitt bull, so I'm a little concerned that I'm not there with him. He thinks of what he wants to say and tells me everything he's going to say and then at the final moment I hear, "Okay Sweetie, you tell them all that and knock 'em dead!!" But he's standing firm on our price so far with the agents so I hope he can do it. We're looking forward to getting out of our high rise in AD and getting into a normal house with a yard so I've got my fingers crossed he can find us something. :) Plus we've already given notice on our place in AD so we have to find something.

The one check issue is easy for us as DH's company will give us all of our allowance in one lump check to give to the landlord. That's the only way we've done it for our place in Abu Dhabi. About this 25K DEWA connection fee, are we going to have to pay that when we move into a villa in AR?? Tell yr dh to hold back on the 1 cheq till right at the end it's worked like a dream for us. No the 25k connection is or the owners at the villa to pay to get connected Ar is connected you just hv to citrate your own dewa account. There are just so many different factors that affect your bargaining power. Many ndlords n relly bother if the property s rented out or not so you need to find the ones who want the income - ad that's the tricky it but made easier with a good agent but they are an endangered species! One of your best bargaining tools now is the number of chqs. If you are still paying with one cheque that's a big plus and you should see a bigger discount. I would start negotiating with 4chqs, then 2 and if it's going well name your price for 1 at a big discount be sure you can sign that day and move within the week and bobs your uncle!!!!!! People do look to far in advance a bt of desperation helps with your negotiating process too! I love doing this maybe I should start a rent negotiating service!!!!!

We have given up. We will just continue in our current accommodations as it seems all the new buildings in Dubai has really small apartments. I think you can negotiate about 10% off on an apartment and about 15%+ on a villa. Then again there are these agents who put the prices of some properties so high up its ridiculous. Just do neighborhood research first with prices. Go for a few drives around the area too.

I'm doing this right now too ... we're moving off AR and going to The Villa where there are hundreds of empty properties being handed over to owners right now, and it seems that these owners are not too chuffed, according to www.skyscapercity.com about being levied with 25k connections fees to DEWA :\: So you would think they would be biting your hand off for one cheque for the year, maybe 10k off the asking price, immediate lease start, but trouble is agents are generally all *** and don't even tell them what you're offering. Urrgggh.:( (Can you tell I'm getting frustrated);)

Some places are overpriced to leave room for negotiation but I'd really say there is no hard and fast rule, it depends on the LL. I will always try for around 10% off but some will only take say 5k less but others have been known to take 25-50k less but payment in one cheque.
