rent contracts - learn from my mistakes
we recently vacated our villa after giving 4 months notice - we were not quite ready to leave due to complications with our move, however agreed to do so since the landlord has now found a new tenant. We have now been told how very lucky we are to not have the 2 month early-termination penalty imposed on us (ie an additional 2 months rent on vacating). If at all possible, try ensure that it is in your contract that this penalty is not imposed on you if a new tenant is found, or sufficient notice is given, (or in our case, you leave earlier at the request of the LL to facilitate a new tenant) otherwise you may well be penalized despite any length of notice and a new tenant coming in. Just something to be aware of, as how often do we end up leaving at exactly the same time the lease ends.
In addition, our landlord asked us to leave two weeks before month end to facilitate the new tenant, and then very reluctantly paid back only 50% of the 2 weeks due to us till month end, citing the 2 month penalty we were 'lucky' to escape, so do not assume that leaving early in a month will result in a refund to you of the difference.
Also, be very clear in the contract what is expect of you on termination, ie check carefully in the contract that you are not expected to paint the villa on vacating if this has not been done for you on entering. We were also expected to have the grouting inbetween the tiles professionally cleaned, despite that the floors had simply been wiped over with a mop for our entry.
Just a few pointers to help newbies, and things i would be very sure to take more notice of should we return to Dxb.
