Do they need a special visa?

We thought they can stay in our apartment. I am not sure if that is a problem, if we need okay from LL?

If they hold German/European passports, then they'll just get a visa stamp on arrival. Just put your address on the landing card as the place they're staying as they're coming to stay with family - no issues at all.
