Is there a prob?
Can I ask people's opinions good/bad of agents for Meadows?

DC be VERY careful what you wish for!!!! :) This thread has been so incredibly helpful. My other route was going to be to open the paper and just call those with properties in the Meadows day after day and get it listed. This is far less scattergun, so THANK YOU everyone.

We decided against doing the lot ourselves completely, as we need someone to keep an eye when we are not here You can pay me a property management fee and I'll do it :D.

Is she any good for helping tenants find something? Looking in The Villa, JV, Springs, ? She found mine for me and had the patience of a saint. I kept dithering and couldn't make a decision quickly and she stepped back and let me work it out without any pressure.Ring her and ask her...I recommend her. All the best.

Try Tina 055 8834502 from One Stop Shop properties...she has a heart of Gold and really cares. So refreshing from all the sharks out there. She even gave me a lovely candle as a moving in pressie!

Hi, we are looking in the Meadows. Please can you advise if these are still available? Thanks Have you tried Victory Heights ? Depends on your buget but check out Novelia 280 /5 bed - I did a few visits up there last night - great designs - light, airy and also Oliva 240 / 5 bed ...Newer build - not exhausted like Meadows ( 10 minutes drive) There are decent properties in Meadows . 1,2,4,and 5 are like trying to find hen's teeth . There are some great properties in Meadows 9 - But ... it has issues with the roads access ...and I think the prices are too high ... Umm Sequim has some fabulous properties on the back of Spinneys 180/4 bed with shared pool .. I realise it's a bit of a way out from Meadows and if It's a schooling issue then consider Meadows 8 or 9 as there are lots of properties in 9 but they feel a bit "tired".

In my opinion avoid Better Homes and Hamptons, both are a waste of space. I expect this post will get deleted so i hope you read it in time! Thanks for that...you confirmed my suspicions. We are also on the lookout and driving around seems to get better results.

Just make sure you pick an agency that does property management as well as leasing, if you want to go down this route, as many just literally do the contract and that's the end of that. Offhand I think The Specialists do (or did) property management as well as leasing.

SamD - why not try Dubizzle? Tenants like the fact that they don't have to pay commission. I have a tenancy agreement you could have if you need it. If you are renting your own property unfurnished then pls charge a 5% security deposit If you are renting your property furnished then charge 10% This should be a refundable deposit(at the end of the tenancy) and it covers your property from damage repair should you not get a resposible tenant ..

Baffled in Dubai If you intend to rent out your property - and your out of the country.. then a real estate agent can manage your property effectively with a fee .. normally around 10% of the annual rental fee. This saves you being called on a Friday,Saturday or Sunday .. or any day in fact if your chiller breaks down at 11pm in the middle of August. Your rental agent will do background checks on your prospective tenant,Manage your property,change DEWA accounts if your tenant changes. Track your tenants lease,renewal,cheques.They will deal with maintenance issues-damp,cleaning,complete all necessary documents in compliance with Government regs,advise you on your responsibilities and negotiate on your behalf,do checks on your property when vacant(eg see meadows 9) Check your property every 3 months whilst occupied,contact your tenant 4 months before expiry to discuss renewal and increases for the next term.Then ... final property inspection at the end of the tenancy term to ensure any damage is rectified and charges deducted from their security deposit ...... There are a few DECENT brokers out there ... you just may have to ask the right people ..

Forget about agents, I just think you shouldn't price yourself out of the market! Our street in Meadows 9 now has at least 5 empty houses in it. As a tenant, I think you should ask a reasonable rent for the current market because otherwise you're going to lose out by hanging on for what will cover your mortgage completely (I'm assuming about your mortgage, of course and sorry if I'm making the wrong assumption) and as a landlord, unless you have unlimited funds, you are not going to be a winner if you hang out for a year or more for more than current market rate - IYSWIM. If you can possibly handle it yourself, with the help of a lawyer, I would, if I were you!

Good tip PetraK. We're going to stick it on there too, when we get some photos taken tomorrow. Have tenancy contract sorted (but thanks heaps). Just no harm in trying some of the better agents too we thought. But maybe there are no 'better' agents :)
