Looking to buy in Lakes/ Meadows - is anyone selling?!

Hi ladies,

We have been looking for a villa for several months now and have had a lot of bad luck...prices are going up and down, real estate agents are shady and we've had three deals fall through at the point of the MOU :(

So I am appealing to the expat ladies of Dubai - is anyone selling in Lakes or Meadows 1-5?

Our max budget is 3.2M, we have a pre-approved mortgage with HSBC and we're ready to buy. We are about to start a family and the lease on our current rental place is up in September.

My friends live in a house in Deema 4 that is for sale. The owner is Australian, I think, and has been a great landlord for them. They are out of town for another two weeks, but if you are interested, when they get back, I'll get you his number.

Hi all I have the same problem like BLDubai. I am searching in Arabian Ranches and it's so hard to work with agents. We are looking to buy in the Arabian Ranches, a 1 E or a Palmera Typ A or B, but no change, I've been searching for 6 weeks now. I was over there 3 weeks' ago looking for a rental in those exact areas and had the same problem. Eventually what we did, was literally drive up and down each and every street (but you could pick the streets you liked) and pursue any house we saw vacant. The reason I am telling you this is that several of the houses that were obviously vacant but had rennovations going on were being done up for the owner to sell. We missed out on those obviously, but if you had the patience, you could type up a pro-forma letter with your contact details and slip it under the door of any house that appears unoccupied. Perhaps you might strike it lucky and come across an owner who is prepared to talk turkey privately... Good luck. I can imagine how frustrating it is. PS Wanted to add there were a lot of villas vacant in Deema 4 and apparently they had been vacant for some time, but personally I wouldn't live there because of the dust, noise from the new freeway and the additional mobile phone towers that I was told were coming. <em>edited by Buy me a Pony on 12/07/2011</em>

You are doing this the best way by advertising publicly that your looking. You dont need to use an agent to buy or sell a house here. Why dont you type up a letter of interest (stating you are a buyer 'not' an agent and post it through all the housing areas you like and your sure to get some bites! Ive bought my properties like this in the past (although not here) and its worked in my favour each time. I've also sold my properties without using any agent. Only once you both agree on the terms will you have to use the necessary authorities to do the paperwork and pay direct to them for what they do.

Have seen several villas for sale in Deema 3, The Lakes but they are through agents. Not seen any signs up in Meadows area. There is an estate agent that sits in the middle of The Town Centre shopping outside of Shakespeare's who have listings for Meadows and Lakes houses. Don't know which agent it is though.
