Hi all, thank you for your messages. We asked our landlord for a 3 month extension and he has refused. I also called RERA who confirmed the 3 month notice period but asked me to speak to the Rent Committee at Dubai Municipality. I have called the Rent Committee several times, nobody ever picks the phone. So I'm not confident that a 3 month notice period could be enforced.
It looks like we may have to enter into a short-term rental, maybe a hotel apartment - any tips on good places (2 bed apartment ideally in the Greens, Marina or similar area)?
Thank you all for your help!
That is probably the best idea as you will have time to chase up your deposits. We stayed at the Nuran Serviced Apartments in The Greens when we arrived (also one in the Marina). Breakfast & Internet included. The Tamina Hotel in the Marina also offers furnished short term rentals.
hmm this is interesting, because we've been told it is what is in the contract we have signed between us and the landlord. Ours is 2 months notice even though the term of our contract is meant to renew on the 14th of August, the landlord gave us 1 months notice as he intends to sell. I asked RERA and they said it would be what ever is in your contract... so DH looked it up and our contract is 2 months. But the LL has only given us 1 months notice.
Struggling to find a place to live within our requirements ... its exhausting.

Was in the same situation earlier this year. Upon consultation with RERA, they advised against an extension (this term officially does not exist at Rera) as a 3-months notice period is enforceable, or so they say. It has not as yet come to the test.
I think what Kylie2810 says about just trying to extend your term by three months is the best way to go. Don't like the idea of handing over post-dated cheques.
. Alternatively would your landlord be willing to let you stay on for 3 months only giving him guaranteed income and plenty of time to find someone else to rent?
Definitely worth asking, our LL offered to do this for us once, when we weren't sure how much longer we were going to be here. Or ensure that there is a 3 months break clause in the contract, that way you give 2 months notice, but potentially only have to pay 1 month additional rent. Kylie said it too - pay in cheques and makes sure you get them back!
You will have to check your contract, this will prevail, however 3 months is usually standard if you want to give notice to vacate prior to your lease expiry. If less notice given you will often have to pay termination fees. When you renew see if you can pay in quarterly cheques then you shouldnt have dramas in getting them refunded if you paid 1 year in advance. Alternatively would your landlord be willing to let you stay on for 3 months only giving him guaranteed income and plenty of time to find someone else to rent?
Does the law in Dubai allow a tenant to break off a lease by giving 3 months' notice to the landlord?
We may have to leave Dubai by the end of the year. Our current lease is up for renewal in September so we are wondering whether if we entered another one-year lease we would be able to break it off if we give 3 months' notice to the landlord.
Is there anything in the Dubai law regarding this?
Thanks!
