How much is the yearly rent for 2 bedrooms in Springs 2?

My rent for my 2 beds villa in Springs 2 was 90K last year and I am due to renew in early December. I heard that rent went down in Springs (but maybe not Springs 2) to 75K!! Do you have any idea how much is the rent now?

I need to call my landlord this week and it would be good to know if I shall negotiate to get a lower rent for the coming year.

friend of mine has just moved into a 2 bed in Springs 12. street view it was in a good condition. she has paid 72k one cheque.

Thanks a lot ladies, your replies were very helful :) Looks like the rent I am paying is in the market range + I know that my villa is very clean. I have also seen many villas in other springs (not in 2)before deciding on the one I live in now and all of them were dirty and smelly and they needed lot of work if I had to move to one of them.. So better to stay in my villa and try to convince my landlord to reduce the rent for me :)

As another poster said depends on quality and placment of the villa.My friends just rented a 2 bed in Sp 15 on a lake with fully upgraded kitchen,bathrooms for 95K. Top end of market i would think but their place is stunning! Back to back are cheaper and on the main road is cheaper again.Lake veiw/park and pool are more, especially if landscaped or upgraded/

My friend has just rented a 2 bed in Springs 6 for 90k. Not sure over how many cheques though. Huge garden and villa in very good conidtion.

You can get them for 70-75, but not in springs 1 and 2. And the ones at this price are smaller, darker (not as much natural light due to placement of villa), smaller garden/sandpit (IE no hard landscaping or planting) and not as well maintained inside. We saw about 20 before we found ours in Springs 2. We pay 82 in 1 cheque, and rented in May this year, if this helps you.

You can always try to negotiate the rent, no harm trying! I know of someone who was paying 80k last year in Springs 12, they did not renew at end of contract last month as the LL wanted fewer cheques.
